If you plan to buy a home, take a look at its air-conditioning unit. Older model are less efficient than those installed today, which usually results in higher electric bills each month. By opting to adhere to the minimum standards for air-conditioner efficiency set by the U.S. Department of Energy, Texans cans lower their house's temperature and their energy costs.

Air-conditioning units are rated on a seasonal energy efficiency ratio (SEER). The higher the SEER rating, the more efficient the unit. The minimum SEER rating sold today is 10, but according to the Nation's Building News Web site, in 2006, the minimum will increase to 12-inevitably raising the price of a new unit. Despite the higher upfront cost of a more energy-efficient unit, retailers say you'll save you hundreds of dollars in the long run. And considering the Texas heat, they're probably right. So before buying a home, check the air-conditioning unit. If it's in need of costly service, consider purchasing a new model that conforms to the latest energy-efficiency standards.
