This past weekend the Detroit Free Press had an article about virtual tours and how they enhance a property’s presence online.  There is even a throw-away comment about YouTube and online video.

The money quote:

The advantage of using a virtual tour is that if buyers develop a good first impression from the tour, they may be more likely to make an offer once they see the house in person.

Virtual tours do go a very long way in showing a property’s best aspects.  In combination with virtual tours, Team366 has found that narrated walk through videos, not just still photos put to music, allow prospective buyers to learn whether a property meets their desires.  This goes a LONG way to having really interested buyers actually on the doorstep of the home.

In fact, as I pound the keyboard for this post, there is a showing on one of my properties taking place.  The person seeing the property found our listing on YouTube, saw the walkthrough video, and called their agent to set a showing!  This buyer has driven by the property, experienced the photos and walkthrough video, and has made the decision to see this home above nearly 20 other similar properties.

6.5 Reasons You Should Demand A Walk Through Video of Your Home

While some agents think a virtual tour is only necessary for homes over a certain price, we believe they are standard operating procedure.  In fact, we also do narrated walk through videos of our clients’ properties as a matter of course.

Video Allows Sellers:

  • To create more opportunity for buyers to learn about your property without hitting the doorstep.  This cuts down on the number of last minute showings;
  • Convenience/Peace of Mind.  That means that when potential buyers are scheduling showings, they are looking to convince themselves that the home is what they’ve seen online;
  • Exposure not seen before in how properties are marketed.

Video Allows Buyers:

  • Access to the property 24 hours a day, 7 days a week;
  • To experience the home from their own couch or office chair;
  • To share the experience with their friends, and family.  This allows buyers the ability to share the home and get responses from folks they trust.

Bonus:

  • How cool would it be to show your friends and family the home you are selling/purchasing on YouTube?

An Example:

Earlier this year, Team366 sold a listing to some buyers that worked third shift.  During the winter, this meant that they could not get to the house while the sun was up!  The purchasers did not see the home in the sunlight until the day of the inspection….after their offer had been made and accepted!  At the closing table, they commented that the narrated walkthrough video was what made the difference.  Because their in person walk through of the house met their impression of the video walk through, they were comfortable enough with the exterior of the the home to make the offer!

Needless to say our clients, the sellers, were ecstatic to sell their place when everyone told them it wouldn’t sell in the winter time!  They were also impressed that the walk through essentially generated “warm” buyers scheduling showings.  Prospective buyers were familiar with the property, knew what they were walking into and therefore simply looking to qualify the home for their needs by seeing it in person.

Good point, thanks for the post.  Online video still doesn't replace a real walkthrough.  But it still can be very valuable for the reasons you stated here.

Brian - No question that the real walkthrough will be hard to replace.  I'm just impressed with the visibility and flexibility our walkthrough videos give both buyers and sellers.

These are the problems I see with video:

1)  Most realtors are erroneously marketing zooming still photo slideshows as VIDEO to their sellers. In fact, many vendors are marketing their slideshows as video, which confuses the marketplace even more.  The idea that you're doing a VIDEO TOUR of a home has far less of an impact to sellers than it used to, as the concept is being bastardized by those doing "VisualTours" and marketing them to sellers as "video" - and of course, they don't know the difference.

ITS VITALLY IMPORTANT TO SHOW THE PRODUCT TO THE SELLER IN ORDER TO WIN THE LISTING.  SELLERS CAN SEE THE DIFFERENCE. BUT YOU HAVE TO MAKE SURE YOU SHOW THEM AND EXPLAIN WHAT OTHER PEOPLE ARE SELLING AS 'VIDEO' SO THEY ALSO KNOW THE DIFFERENCE.  And the difference between a zooming slideshow and a walk through video tour is night and day.

2)  Most realtors are not good at marketing.  They're not good with technology.  They don't see or understand the benefits of video - or in many cases they don't see the benefits of a top notch web presentation with QUALITY photos and a QUALITY video.  They just plain 'don't get it'.  Marketing the concept of video tours to this group (the majority, by far) is fruitless and a waste of time.  Not only do they not 'get it', they will most likely NEVER get it.   About 15% of realtors DO understand marketing.  They DO run their business like a business.  They do understand video and the benefits not only to the seller AND the buyer... but the benefits to the REALTOR offering marketing like this.

BUYERS GET IT.  SELLERS GET IT.  MOST REALTORS... DON'T.  

3)  People need to understand HOW video fits into the equation.  It is NOT meant to replace photos. Photos serve an important purpose, but people DO know they can be altered, manipulated, and of course... only the BEST features are photographed from the BEST angles.  (they're not photographing the highway outside the front picture window!)

Video is the FINAL qualifier.  People do a basic search on price, location, amenities, etc.  They read the description.  They quickly click through the pictures to see if it's what they like.  THEN, and only then, they will take the time to download the video.  BECAUSE THEY'RE REALLY INTERESTED.  And they WILL watch the video.  From beginning to end.  Scrutinizing EVERY detail.  Maybe they'll watch it again.  And again.  And THEN they set up an appointment for a personal viewing.  And THEN you have a serious buyer.

THERE IS NOTHING AS CLOSE TO BEING IN A PROPERTY THAN A PROPERLY DONE VIDEO WALKTHROUGH. 

4) Video saves people time.  Everybody.  The seller (who wants to clean up their home for the 18th time in the last 3 months, clean up the toys, get rid of the kids and pets, etc...) to have someone walk through the front door and say "hmmm.. not quite what I thought it was..."  and leave.  Buyers don't want to drive all over the place wasting expensive gas looking at a record number of properties.... and realtors don't want to waste THEIR time showing an buyer the wrong house. Many realtors STILL want to show "just enough" to get the phone call, so they can show them the property in person... and if it IS the wrong property, show them something else.  What they are NOT realizing, is that if you're showing them just a few photos, the ASSUMPTION is that there is something wrong with the rest of the house, and they will hit the NEXT button, not pick up the phone.  On a dating site, if someone doesn't have a photo, what do you assume?  THAT THEY UGLY!  Right or wrong, that is what most people assume!

My clients NEVER do one video.  They do MANY.  A good number to ALL of their listings.  Why?  Because THEY GET IT. They see and know the benefits.  I've offered over 14 FREE video tours to realtors over the past 3 years as a promotion, and to date, only ONE has redeemed it.  One out of 14. THAT SAYS IT ALL.

Holy smokes, why don't you tell us how you really feel?  =)

Thanks for emphasizing what to me, and Team366 in Ann Arbor, have found to be obvious.  Buyers want information and the exeperience ASAP and sellers want the best exposure possible.  Actual moving, narrated, walk though videos have been the solution to both of those issues.

LOL....  Video is a tough sell for many people, unfortunately.   You are obviously of that small group that does get it... but try selling the concept of video to realtors....  sometimes it's like beating your head against a brick wall.  

Funny thing... it's EXACTLY the same as it was when I was trying to sell realtors on the concept of having a website back in the late 90s... 2000, 2001.  90% looked at me like I had 3 eyes.  Many (in so many words) told me I was full of #@#$@#$...  (as they went back to their typewriters....)...  It was the most frustrating thing I've ever done.  SOME totally got it... and got on board.  Most just didn't get it... and more imporantly....didn't WANT to get it...  

Fast forward to 2008.  Guess who's reaping the benefits?  Those who got online 8-9 years ago.  They got the best domain names, they have the most inbound links (because they've BEEN there a long time) and they rank TOPS on the search results - without doing anything.  All because they were a little visionary and jumped in early.  Try and start up a new real estate website today.  You can NOT compete with these older sites without putting in a TON of money and a TON of work.

Video is the same way.  In 5 years... most will be playing catchup to those who figured it out early.  

There is a REAL competitive advantage to video right now.  The #1 search site for real estate is NOT Realtor.com... it's GOOGLE.  I can have your video tour on page ONE of Google for the #1 search term for your area within ONE day.  Or less.

Try THAT with your real estate website or photo slideshow.....!
