Today I received a call from one of my past clients who I had the listing of last year.  We had the property listed for six months last year and it did not sell, partly due to the listing being slightly over priced, and the other part due to the changing economy and falling housing market.  So we took the property off the market and my seller decided to rent out the property instead.  But through out the past year, my seller and I kept in constant contact, she would ask me for advice about how much rentals are going for per month, I would call to see how she was doing with the house, etc. 

But today, she called me and was tired of dealing with the tenants and now she would like me to list the property again.  So I am in the process of writing up the listing agreement as we speak. 

This goes to show that if you keep in contact with your clients and have a good relationship with them, they will come back to you for the excellent service that you provide.

It is a nice thing to do, send a "thanks for the opportunity, if things don't work out, give me a call...."  Every once in a while they call you...and you know its easier to be the second or third broker.

You are so right on this one. What you said about ..."my seller and I kept in constant contact". This makes all the difference in the world. Repeat clients and personal referrals can be the life blood of a successful business, irrespective of the market.

It's been essential for me and wonderful way to do business, they already know you, like you and trust you!

It's amazing how simple - yet so POWERFUL - keeping up with past clients is for getting more business. While everyone else around you is running ads and mailing postcards and doing e-SPAM to people, all you needed were a few choice contacts over time to bring home another deal.

I love these stories because it proves that most agents make real estate much harder than it really has to be!

That's great! I think repeat clients are a sign of a job well done, even if you didn't sell the property the first time. She obviously knows you cared, you tried, and you were there to help her, and so she came back when she was ready.

Yes, staying in contact is very powerful. I'm getting all my fruit baskets ready to deliver to past clients this week. Something simple goes a very long ways to clients.

Staying in touch is key, as is not burning bridges. I had a seller request out of his listing contract so he could rent it, and I allowed him OUT no questions. Then he had a problem with the tenant and CAME BACK to re-list singing my praises.
