Disclosure, disclosure, disclosure!

Greetings from your retired veteran, your full time Realtor!

  Now that we are in a "recession" although congress won't admit it, one of the biggest things you should pay attention to when selling your homem,in this market and any market is disclosure.  Why?  For many reasons!

  First, this is a buyers market, discretion is the better part of valor....  You as the seller have a need to sell your home, and yes, homes are still sold in any market, people still need to relocate, and still need a place to live.  On your part, as a seller, is to pay full attention to the sellers disclosure notice your Realtor gives you.  This is a document that will protect you, if filled out correctly.

  As a seller, it gives you the opportunity to let a future buyer know of any issues you have had, and have with your property.  It also lets the future buyers know what they can expect if they desire your home.  Even for sale by owners, in Texas, are required to have one.  So as a buyer represented by your agent, make sure you take the time to read the sellers disclosure carefully from front to back.  As a seller, please take the time to endorse and show the issues you have with your current home, and take the time to "showcase" how you as a homeowner, took the care and diligence to keep your home in it's best condition.

Hey Brenda!  Sorry I haven't been raining lately, I've been a bit busy!  (finally!  LOL) 

From working with clients to working on designations, (another post in the future) to hanging out with the family.  I'm going to go through emails, and blogs this week to catch up.  I'm also excited that this veterans day is my first as an actual veteran!  Thanks for stopping by, and I will catch up with you and your blogs this week!

I have seen many buyers just sign & go... without reading anything.  And your right Brenda.  As Realtors, we have to stop this and have the buyer take the time to read this.  We work so hard to get them to sign a buyer's rep agreement we forget to have them review one of the most importand documents in the whole transaction!  Great comment.

How are you doing, my friend?

My lady and I, have been looking at homes to buy one.

You would not believe just how many seller's in thses parts. Do not put things that are wrong with their home in the disclosure. Like the chimmney does not have a liner in it. Even when there has been a hole burnt through a wall, and the seller has tried to patch it. By cover it up, by just using tape of some kind. When you ask about it, they look at ya, like what are you talken about. I have came along so many thing, that seller's have done their best to cover up or hide, as a home buyer it's just not funny.

you're right Dale, and it's a shame.  Especially when the agent is in on it as well.  Takes away the professionalism of the transaction.

Hey Frank! Great post! A slower market is a great time to really focus on becoming a better agent by getting more education, going back to the basics, and taking your time with each client so that you cover all steps carefully in the sales process.  Also Frank, thanks for taking the time to shoot me an email re: obtaining VA buyers. Very good post.  If a seller discloses it all on the front end, the buyer can't come back and claim they did not know about a certain defect.

Great post its great to know that you pride yourself within your profession. As you said the market is slowing down but with agents like you taking care of your clients,you will always be refered on which in turn will make furture customers make it their buiseness to find a great agent like you. Frank they should disclose everything with the home. When it comes time for the inspection in most cases the inspector will find the items that should have been disclosed. Best to get it handled up front so there are no surprises.
