3 Comments on Short Sales- Agents Should Not Take The Listing If They Are Not Willing to Do the Work?
As a listing agent that does short sales, sometimes it is frustrating when Im working with a buyer and they want to put an offer on a short sale. Unfortunately, I've run into agents and attorneys that don't know what they are doing and it drags on forever. I try to get as much information from the agent to see where they are in the process and what they have already done. That way I can counsel my client on if they have a chance or not.
I hate to go around any agent, but sometimes you have to wonder if everything is being communicated correctly. Buyers get frustrated because of the lack of communication.
Short Sales are so information and lender specific that no Realtor that has little true negotiating skill and experience should undertake it. It's not typical Relo deal! These lenders are tough, and you have to know the lay of the land. In my 30 plus years in real estate, most in foreclosures, I have seen few Realtors that really have the goods it takes to do this right! I usually represent buyers, and I try to get involved in the seller negotiating with the lender, just so that it gets done right!
