photo courtesy of ale paivaToday, I've decided to cancel a listing, which something I never like to do, but the seller has a friend. Well you know how it goes, the friend gives him some advice and they pass it on to me and then when the home doesn't sell, it is my fault.

You see from the beginning, the seller has never wanted to quite listen to my pricing suggestions and he is always one step behind someone else in the neighborhood. When we first put the home on the market, he had to have it about $5,000 above where I suggested. The neighbor who put his home on the market 4 days later at the price I suggested sold in 6 days. Well, lost that buyer and now, "OK, Todd, I get it, lets lower the price" But, now it has been 30 days since that home had the offer and if we only lower in $5,000 now, it won't sell. There is another home going on the market tomorrow at $222,500 and we need to beat them.

The seller stays steadfast on his $5,000 price reduction only because his friend said, if they really want it, they will offer you less and you can just accept it. Well, guess what, they liked the homes equally and put an offer on the other one for $5,000 less and they accepted it. Hmmmm, so if they were equal, could he have won and had the offer on his place?

This has happened two more times since then. Six months is coming up and he still hasn't learned and wants to do it again on the advice of his friend. So, if you are a seller, don't be one step behind, because the winner in any race is the one who sets the pace and finishes the race first, ahead of the pack.

If sellers would ONLY listen...the market would pick up a little.  But it's greed...and of course...they have the best house in town, why shouldn't they get what THEY want.

Trying to catch the market when you start out overpriced is like trying to catch a falling knife. The seller is afraid to grab it, and it continues to fall.

Hi Todd

The market sets the price, so your friend is in disagreement with the market. If the home has not sold the market disagrees with the price. When the price and the market comes together the property will sell.

Todd- There are some clients, you will never please. 

When we tell those buyers to make a realistic offer if they don't want to lose the house, they say we're just trying to earn more commission.  When we tell those sellers to price their homes just under the competition, they say we're being cavelier with their money. 

They're willing to take the advice of their friends, relatives and colleagues.  Then, when there's no transaction, they blame the REALTOR®.

Marilyn is right.. unfortunately you can't keep everyone happy.  It's hard sometimes, but the next one is usually better I've seen.  It's really hard to convince someone that their friend isn't professional and you are.

Todd - these kinds of situations can be soooo frustrating. It's always the neighbor, brother, co-worker, passer by who knows better than the professionals. ditto what was said above, you just can't please everyone. ~Rita

OMG -you so hit the nail on the head.

I just saw a listing expire that I'd listed about 18 months ago and the seller was chasing the market at that time.  Expired (will never do that again!) and she didn't list again for a few months - with another Realtor and listed it for HIGHER than the price it expired at when I had it!!!  So, of course, she chased the market again, and now look what happened!  I'm sure it's the "Realtor's fault."  (said with dripping sarcasm)   That poor woman (the Realtor) . . .

Won't they ever learn????

Richard - Exactly, I think I will use that line next time I am in a situation like this one.

Lou - Or when the friend gets out of the picture and we can find that price that the market agrees with.

Leslie - Some still want to live the life of 2 years ago and their friends who have never sold a house in their lives, but listen to 12am housing shows always seem to know better than the ones like us who do it full time.

Jason - The sad part is he won't even realize that if he listed it correctly in the first place he would have made $15,000 more than he did by chasing the market trying to get more from the property.

Pat - And I do have quite a few of those good ones and that is why I dropped this one.

Fred - I'm sure you see the same thing in your line of work where they heard on the radio that the loan you got your client isn't the best type of loan and to change.

Sandy - 18 months ago? WOW, that is one seller that certainly didn't get the hint.

To Anonymous - Do you take on jobs that you don't get paid for and have no chance of ever being able to do? As a Realtor, I spend a lot of money to advertise a home and if I never sell it I never get paid. If they pay me up front and for the hours served instead of a commission like they do a lawyer, then I would stay with the listing until it sells. But, know that it will never sell if they continue on this path, then it isn't worth it to throw my money at something that will never produce.

So true, so true. When you chase the market you stay OUTSIDE the market. It's so hard to get sellers to face today's reality. Pricing a home right the first time will save the seller money in the long run, since they can sell it for more now than they'll be able to in six months. Someone who lists their home at $250k when it should be $225k will lower it to $225k when it needs to be $215k, and so on. By the time they find a buyer they've dropped it to $200k and lost the $25k they could have had if they'd price the home correctly to start.
