BrokerIPTV: We are on the vendor floor of Inman's Real Estate Connect in San Francisco 2008 and I am pleased to be here with Brian Bowman and Brian is with Reply and Brian, welcome to the show.

Brian Bowman: Thank you Mark. Appreciate it.

BrokerIPTV: Just curious, what is... there is a lot of lead gen products here. You have seen one, you have seen them all. You got people paying for leads on Google. What is different about Reply?

Brian Bowman: So, the key difference of what we are doing today is we believe lead gen 1.0 is either data dying that it is time that the buyers of leads get control similar to buying a click on Google. You can now buy a lead. You can set up campaign that allow you to buy more of what works and stop what doesn't. So, an example would be a real estate agent in Santa Monica can say I only want to buy a home for 750000 dollars to a million dollars. I only want the consumer who is three days old or younger in terms of when they submitted the lead and I want a star rating of three or higher. Those kind of controls didn't exist in the past and by the way, I only want to spend 20 bucks for that lead. So, can you do that for me? And with this type of a system, they can.

BrokerIPTV: So, how do you disseminate the leads that say that people aren't willing to buy or work [Phonetic] or what happens to those leads? Or is there a buyer for every lead out there?

Brian Bowman: One of the big ideas here is every real estate company that generates leads has some left over inventory. So, we have an exchange that allows people to submit the leads that are unsold. We are very transparent about how old those leads are or brokerages that have call centers, they can buy leads very inexpensively that maybe 15 days old or 30 days old and then call on those leads and try and get them back in, it would be fresh[phonetic]. Now, if they are older than 30 days, they just stop being used.

BrokerIPTV: So, do you guys have a property database so that people search. Is that in there for people that are looking for homes?

Brian Bowman: We do. Actually, we are getting the data from Oodle right now. So, we have nation wide, call it a MLS list, but the nice thing about that particular style is when a consumer clicks on a listing they actually go to the brokers website. So, by the time they make it into the site, we've generated the lead for them, we've distributed to the active agents in our market, we then want to fulfill the value proposition, the reason they clicked on that ad on Google on the first place.

BrokerIPTV: So, any success stories for some of your users out there Brian?

Brian Bowman: Sure. I think real estate agents have the opportunity now for the first time to think about marketing in terms of performance based marketing and expect around 1-2% close ratio, set up their effective CPMs or set up their portfolio of acquisition that works for them and we have many people in our broker market now that are finding good success in this new model.

Well, hopefully Reply.com has changed their marketing tactics to agents. I was mercilessly harassed for almost a year by emails and phone calls trying to get me to sign up for their services several years ago. I wrote letters, sent emails, complained multiple times to customer service, called department heads (e.g., marketing and PR), to no avail. Hundreds of emails, every couple of days, etc. Finally I was successful in getting them to stop bothering me. And then one of their subsidiaries started in...

Needess to say I have nothing good to say about them nor have I heard of anyone who has been successful. Perhaps all that has changed.

I couldn't watch the video =( But it has something to do with Firefox and the newest release of Adobe Flash Player. All of the computers in our house (we all use Firefox) are having issues here and there.

Jeff:   Some of the Lead Gen companies are truly attempting to step out of the Web 1.0 box, and update their business models to be in-step with more progressive, Seth Godinesque principles. At least Brian authors the company blog, with comments unmoderated, and attempts to engage the masses. I have invited him to join AR and communicate with our membership in meaningful dialog. If he elects to do so, I think that would be a huge step in the right direction.

Rich:  From the picture, poor Brian Bowman looks like he is ready to fall asleep.  Not what you would call awe-inspiring.  Could we upload some coffee to him ?  The poor guy... it just might be too early for him.  Thanks for sharing.

Another scam by payam zamani.  Who was fired from autoweb.com and which was later sued!  Google autoweb lawsuit.

These reply.com thugs are scammers and have been for years!  I was just recently scammed out of my money with leads that have numbers that don't work but they promise the world to you.  Should have done my research first!

Tracy:   You need to get your facts straight. Payam was not fired, he resigned. While it is true that he was named along with several others in the lawsuit, their names were eventually dropped.

Folks - I know that Reply seems like a reputable company at first... they seem to have connections all over the place and are growing like weeds - however the truth is sales people are getting harassed and sold a bill of goods which is never delivered.

In my case, we were sold on the system, the quality of the leads and the ability to "return" leads which were invalid, were old, already bought/sold, were working with another realtor already, with wrong numbers and wrong emails etc... but when we subscribed and then were given the first few leads - all but one was bad - and asked for a credit for future leads as per the sales pitch - they refused. In fact they pointed to a new link with their return policy which is extremely limited in scope. Basically they pitch you on the great quality - and on the ability to return for credit - no risk right - WRONG... then they switch you to a contract term in the fine print that says even if you are unhappy you must give us 30 days notice to cancel - and we will still provide worthless leads to your account and still charge you for them... furthermore - there are over-charges to our account on multiple counts.

I finally had enough of their BS and terrible customer service - I called, wrote and called again to cancel. It was finally, 2 months later, canceled - but only after they had abused our customer trust by what can only be described as STEALING money straight out of my checking account via ach/visa debit card.

I would have just cut my losses and moved on - but then they charged AGAIN... hitting me several hundred - then again - totally several THOUSAND DOLLARS in illegal charges. I immediately called - demanded a refund - they said they saw it was canceled and the charges were invalid - then I waited... no refund... so I went to my bank and protested the charges... its been 2 months and still not resolved. 3 months after cancellation - I see yesterday a charge for $100 to these goons! I mean that charge isn't even a multiple of a fee they would charge for a cancellation or for a lead... they just stole the money out of my account without an invoice, without a reason... just took it,...

I got a call after I canceled asking me to look at their great lead generation service - I guess they didn't know I was already pissed off at them - so I let them walk me through the entire process - the entire sales pitch - but this time I was recording it with my cell phone's voice recorder. Sound quality is not the best - but it clearly has the reps name, the number, and their sales pitch to entice us to buy their inferior product and their made-up return policy which is a total lie. Nothing about the cancellation period - they say if you don't like it - cancel at any time... not that they are going to have free range on your credit card or bank account... total goons in my opinion...

So.. I started looking for others who have similar experiences - and I have found HUNDREDS of victims just on a few of the top rip-off-report, scam and complaint websites. I decided it was time we all joined forces and really documented this scam for what it is - a bunch of techie scam artists and boiler room sales pitches... @ Stop-Reply:  I know this post was written awhile ago, and your comment above in # 8 was written today, January 23, 2010... but I STILL must agree... that I have not spoken or read about anyone who as satisfied with Reply.com.  I have only heard horror stories like the one in the comment above.  Too bad stuff like this still is out there in the "retail" market.
