For the life of me I cannot understand stupid, and yes even lazy agents in real estate.  Maybe I can and this is why I am writing this Blog.  It never fails that you have a vacant home 'under contract' that is just about ready to close. The carpets have just been cleaned, the final walk-through is a few days away, there is a big "UNDER CONTRACT" rider on the sign, the home is listed as "pending sale status' for the past 25 days and you get a call from an agent that asks if tey can show the home.  You tell them "No, the home is just a few days away from closing, and it is no longer available to be shown!"  The agent responds "We are already in hte home, and using the facilities!"  So why the call? Sound familiar? In the back ground you can hear at least 5 children running around, and a lot of commotion!  When you tell the agent to get out of the home, the walk through is the following day, and please leave the home the way you found it!"

The agent usually says, "I'm sorry, my phone is breaking up...I can't hear you!"  And it ends there.  The next day, there are soiled carpets, unflushed toilets, and the money spend on cleaning people has been wasted with soiled sinks, commodes, and foot traffic all over the freshly vacuumed rugs!

For the last year or so... Ellen and I have removed the regular lockbox after the contract has been ratified and replace it with a vendors lockbox. It allows access to appraisers, workers, and parties involved in the deal.  It keeps out lazy agents, and the snoopy ones also.  I wish I thought this one up a few years ago!  If some one needs access, they need to call first.

Jim, I have luckily NEVER had that problem but I have considered changing to the vender's lockbox thinking something like that might happen.  I guess it only takes one time doesn't it.  I will need to consider doing that in the future.

I got so tired of cleaning toilets from "potential buyers" that I posted signs on the front door by the lockbox "no restrooms, water off" and put a sign on every commode while double duck taping the lid to the bowl! Solved that problem!

How inconsiderate can a Realtor be?  I have heard of an agent answering a phone while showing a home...I have seen them, leave doors unlocked.  I have seen them show up without calling for a appointment.  Setting off alarms, letting out the indoor cat,leaving on all the lights, Even turning on the TV while waiting for the clients.  But just to stop & use the bathroom....This one is too much.  I agree take the key box off.

Hi Jim - it could have been worse - they could have stayed the night!  And left stinky Chinese carry out boxes out with little rice bits all over the carpet and crushed fortune cookies on the tile - Sheesh!  I hope you're making this up. Great idea about the vendor box.  Hope all's well in your neck of the woods.

Great idea, switching out the lock box!  I have gotten the calls myself, from a seller complaining about "issues" in the bathroom from buyers using them, and leaving them "dirty".

Great Idea, it limits the liability of a house that may be unattended for a while, waiting to close. I always take it off and then give the key to the vendors as needed, but a vendor key or combo box is great.

As far a an agent goes having people in a under contract house is ridiculous and an abuse of their ability to access. I would send them a healthy bill for cleanup.

Sounds like Atlanta needs to change their MLS rules. Our agents must set up an appointment before entering a home otherwise there is a fine. They can also be fined for showing the wrong home.

Now if we could just fine them for leaving lights on, doors unlocked, and unflushed toilets! I had to drop off more flyers on a vacant home recently, and the back door was ajar ... so the furnace was working overtime. Guess what ... on this home I have a large colorful graphic sign by the front door that says, "AGENTS ... did you turn off all lights ... lock all doors? This home's security is in YOUR hands!"  Guess that agent couldn't read.

Jim--It's sad we have to go to such lengths to keep other agents out of houses they should NOT BE IN in the first place. Do you know who the other agent is? Can you report her to her broker or something? I'd think that deserves some sort of reprimand. She did not have permission to be in there in the first place.

No, I called her and told her what had transpired and she was out of town.

Jim,

I haven't had too much of that but I know it happens.  Instead of (in addition to?) the contractor lock box you can change the settings on your I-box to cbs code required.  Agents won't be able to open the box without calling you for the code.  The contractor boxes are easier for appriasers and inspectors though.  Great idea.

We don't seem to have this problem in that particular way.  We do have agents who will use the facility and not wait to see if the water to the commode has quit running.  And it runs and runs because of those commodes (so many of them) that have to be jiggled to stop.  That makes home owners unhappy!!

Hey Jim - I had the exact same thing happen - BUT - my husband and I had to haul water to the house because some Dumb....  had used the Toilet and not for #1.  I had kept the lockbox on there for the inspections - no more - you are right we still have lazy & stupids out there in our ranks!!!

Jim--I am experiencing this right now. An agent in my office submitted an offer on Monday with a Weds deadline. As of Saturday night the agent has not called her since Weds, and no rejection or counteroffer. She emailed, faxed & called and left messages. From past history with his "manager" I know she won't do a thing about it. She never does anything and rarely acknowleges any calls or emails. So in the past I've gone over her head right to the Broker, who is not in this area, and who "oversees' 1000 agents. I've called him twice over two different matters recently, and he never bothered to call or email me back. He did solve the issues i brought up, but an email or phone call acknowledging MY call would have been courteous. How long does it take to dash off "Thanks for bringing this to my attention. it will be dealt with." or something similar.

 

I personally sent an email to the non-responsive agent, requesting a reply even if it was to say "No answer from seller." It's been 2 days. No reply to me either! How do these people stay in business???

I don't see a "fix" to the lazy agent problem. I spent today battling another agent who clearly screwed up. She had her seller sign a contract neither one read (neither seller nor agent). Missed the fact that we had included a home warranty included by seller. Agent claims it's our fault for "slipping one by them". Hello? It was clearly written on page 10. Seller now refuses to pay for it, and so does seller's agent. In the end. buyer wants it, and says he'll pay for it. Situation averted. But I don't want to let it slide! I am seething that seller's agent got away with this screw up and our buyer will pay the price.

That's how I feel. When we explained it to the buyer, he said to drop it as he'd pay. I wish I could think of something ELSE to do after we get this deal done, to make the point with the other agent/broker. It's just wrong.

Jim in Atlanta:  Good thought on the vendor lock boxes.  It is a very good idea to be able to control your under contract listings.  Knowing that Realtors are being so inconsiderate and disrespectful really gives all others an unfair name!

I can certainly relate to this!   Many years ago I began putting a different code on the box immediately upon removal of contingencies.  Now with the use of the Electronic Key boxes Agents are having to be more accountable for their actions.   We now know immediately when and who accessed the house.... our cell phone and email is contacted immediately!   If something happens.... we know exactly who you were and when you did it.   We can also add an additional "Call Before Showing" code.  No one can access unless they call the agent to get the additional code.......   Life is so much better!  

Oh, with the use of the Electronic Key boxes, service providers can not access the box so I keep a regular box on the property specifically for their use and remove when no longer needed.
