Ines, how about, your house really smells and I am even afraid to touch anything.  Do you think I would need to get a little more to the point :)

Jennifer - you're right - as much as we can say "don't overprice" - a lot don't think it applies to them.

Ines (chuckle-chuckle, sorry, can’t help myself—‘cause you told me not to): From what I gather, listening to Realtor®-Broker-Bloggoddess Teresa (and reading other’s stories here on AR), most sellers will believe #4: “You have a lousy listing agent” to the exclusion of the rest of your points. I suspect #’s 1 & 2 are more common reasons—that are not considered by sellers-of-difficult-properties.

Ines - great list and right to the point.  You're right, those are the reasons why a house just does not sell.  And I would agree with your point about location - that can't be changed, but there are ways to try to compensate for that in other ways.

Jay - you are correct!!  Sellers usually overlook number 1 and 2 (that could NEVER be the reason)......how do you always make me laugh?

Ann - you are right, when in a bad location, you can always compensate with other things, lilke lowering the price, adding more incentives to sell, adding upgrades - that's why it is important that sellers deal with good local real estate agents that know the market and know the competition.

I found a way to overcome reason #3. Here it is. Hope you understand I'm just having fun. Enjoyed your post and like the format.

Quick answer to your Blog Question. "Price"

Robert - I think that's the reason MOST of the time, but not ALL of the time.  I have a listing priced right from the get go, below comps and way below competition, being marketed everywhere, but the location is not good (near a train track) and the house is vacant and the owner does not want to spend money staging it.

I think most listings right now have all those reasons they do not sell,LOL!

Great tips and straight to the point. This is good information for both agents and clients as both can be holding back the sale of the property. It's sad to see a Realtor get blamed for a property not selling when a client refuses to their end with agreeing to the proper price, or making the necessary modifications to allow for good a showing of the home.
