 Here are the summary MLS statistics for Solana Beach for January, February and March 2007.

A few things of note. The number of homes for sale, while not a large inventory, has remained fairly stable in Solana Beach. Given the number of new homes coming on the market each month is about the same, this also means the rate of sales has also been relatively constant.

The changes since the inventory peaked in August of 2006 are dramatic - current inventory is 40% less than during the peak. The prices tend to shift each month as the inventory that sells does, so there are increases in the median as well as decreases as you look from month to month. Overall the median prices are gradually trending upwards as compared to 1 year ago.
