I stumbled across some really cool features for twitter today which I will be writing about over the next few days.  Some of these new features are going to great ways to increase traffic to your real estate blogs & real estate websites.

The first that I wanted to share though was probably one of the coolest feaTweet Latertures.  It is called Tweet Later.  What this cool application allows is for you to send an automatic response to every person who follows you on Twitter.  You can make the response anything you want up to 120 characters.

For me, I made my auto response this:

Thanks for following me! If you know anyone looking to buy or sell real estate, send them here: http://budurl.com/8v7u

The mini link is to my outside blog, to help drive traffic to it.  Also, it is reminding everyone who follows me on twitter that I am a real estate agent and can help anyone looking to buy or sell real estate, no matter where they live!

Setting up the application on Tweet Later does take a little bit of time, but if you follow the steps, it isn't all that difficult.  The one part that I found confusing is where it talks about setting up rules for your email.

Since I use Microsoft Outlook, let me share how I set it up.

In Microsoft Outlook,  click on the tools tab at the top and select Rules and Alerts.  Make sure you are in the mail portion of outlook and not contacts or calendar.  Then click on New Rule. After clicking New Rule, select Start from blank rule & also Check messages when they arrive. Click Next.

On the next screen you are now going to choose your rules.  The reason you are setting these rules up is to get the alert from twitter of a new follower sent onto tweet later to notify of a new follower and to send your auto message.

The first rule you need to set is From People or Distribution list. Then edit this rule to be any email from the twitter.com address that you receive the alerts from twitter.  Copy this email address into the box and click OK The second rule you need to set up is to just send the new follower emails.  If you don't do the second, the auto email will go to any and everyone that uses twitter to contact you and would be annoying.

To set up the second rule, click on with specific words in the subject. Edit the words to be is now following you on twitter.  Click OK and then Finish.  Now your rules are set and will begin sending.

This is just another simple and easy way to promote your Blog to consumers! If you arent already following me on Twitter follow me @myrtlebeachblog!

Oh Man!  Something else to put on the 'to do, will never get it all finished list.'  Thanks Jeremy.  I got one of those yesterday and wondered how it was set up.

Jeremy, Awesome!  I just set this up thanks to your guidance.  I've gotten a few of these from other people and always wondered how to set up this process.

Jeremy, I'm going to dissent here (nicely, I hope)

I've received these responses from people before when I've followed them and I think they are kind of canned and don't give me a good first impression of the person.  They liked you enough to follow your tweets...I don't think they need a welcome message to know that they are doing so.  Just my .02.

You are too Kewl Jerermy!! I disagree with Lisa ~ I think it shows a little extra appreciation toward your followers so I am going to check it out.

I agree wholeheartedly with Lisa in this case.  I think it seems kinda cheesy myself, but that's just one man's opinion.  I like automation for the most part, but if the point is to connect socially, it seems like this defeats the purpose.

Jason, it also has an auto follow feature which is cool

I would much rather see a personalized welcome than an automated response. Even though we're connecting via technology, we still want to connect with people - not machines. I'm sure the RE.net will come up with some other good uses for Tweet Later.

Jeremy, are you still using the auto DM when someone follows you?  I just disabled mine as it was annoying to see that message pop up all the time when someone followed me. I did set up rules and so all my new followers are there anyway, so I can follow or not follow when I have time.

The rule saved me as it was a huge interruption in my day and email.
