Good morning, everyone! I just contacted a new client for staging service. She is in a tight budget so I have to use her furniture and belongings as much as I can to finish this project. I am planning to stage her living room and kitchen area.

 I stopped by Wal-mart and Target this morning to see some accent items. I didn't see anything from Wal-mart but I found cute stuff at Target! Since she cannot spend too much, I might have to purchase some accessories to decorate and return after taking pictures...:P

I cantacted by many people to help me remake my website which I made by myself. I know I know~!! I have so many mistakes on grammer and explaination on my service discription:P I finally decided to use one of the professional service to makeover.

Hi Misako, your English is just fine.  Glad you are fixing up your website.  Do you have an inventory of "props' which you could use in that house?  Most of us do, and we rent them to the homeowner.  I always get back the money I spent by renting.  Good luck!

Thank you for your comment! I think I need to search for more rental items. I only use rental funiture store before, and use my own imitarion palm tree and banana tree and other accent items. It is really hard to find nice large frame art always. I just bought for this client.

Hi again Misako.  Absolutely rent your props.  Spent a little money and build your inventory so when you have a vacant you will be on your way to having what you need to stage.  Then rent on a monthly basis.  I charge $250 per month.  In two months time I've made back the money I spent for the props.  I do let them keep them for the first month free.  Don't give anything to anyone!  Charge them for your stuff.  Afterall, while they are using your props you are either losing business because you have no props left, or you have to go and buy more for the next job.  Also I stay away from very large art pieces, instead I buy two or three matching pieces of art and group them.  Its easier to store and easier to transport.  If you have an Xtreme Accessories in Atlanta they run buy one get two free sales on their art and its nice and in nice frames.  I get 3 pictures for $24 from them.

You may want to try IKEA,  I believe there is one in Atlanta. They normally have great deals on their clearance items.

Hi, Tanya!

 I forgot IKEA has some art works with variaty of vivid colors! Their pictures and frames are light weight to carry around too! They might be too contemporary for some clients but I will stop by there next time!

Hi Misako:

Just took a quick look at your website. Great job! Very clean and easy to look around. I have a question. Consultation-you say it is $275, and then you mention a free consultation. This seems confusing. When is it that you charge for the consultation?

I was also confusing when I made a price list. I think I should change from consultation to "basic staging service' or something. I think what I do in description for Consultation doesn't sound like consultation.
