Besides being a full time Realtor, I work part time as a professional photographer (see www.envisionpix.com) .  Recently I posted a blog on the Real Estate Learning Group's website called "No Toilets: 10 Dos and Don'ts in Real Estate Photography".

The target audience are agents who want to take decent pictures of their listings, and some easy tips to do so.

Excellent advice, too many times, I've seen photos taken that my 12 year old could have taken..and they were past off as listing photos...

Thanks Hannah.  A picture says much more than a 1000 words.  It just may tell how much time and effort an agent has put into a property.

Thank you.

I think that sometimes, buyers want to see what the toilets look like, especially on older homes. Have they been updated or are they some dated and ugly color?

Hannah- Thanks for sharing the link. I am always interested in learning about photography because I think it is one of a realtor's greatest tools. Thanks for posting!

You can't win with toilets... bathrooms... closets... basements....

I do photography and videography for real estate, and I've learned to just ASK the realtor and CONFIRM it with the seller as to what they want shown.

I have one agent who says "everybody KNOWS there's a toilet... don't take bathrooms unless they're special".  Some people want an unfinished basement shown, others don't.  Some straighten and clean their closets for me and others shutter when their walk in closet that's the size of a house is photographed....

If it was up to me.... I believe in transparency.  I think buyers want to see as MUCH as they can to determine if a property is going to be on their short list or not.  An 'average' half bath I won't photograph, but if it's exceptional, I will.  Walk in closets... the same.  I also look at the overall property - if it's a small city property in Boston, that walk in closet or medium sized basement for storage is VALUABLE and adds considerably to that property and I will photograph it.  It's an asset.  If it's a 5000 square foot suburban home, that 1500 square foot unfinished basement is nice, but not a huge selling point where so much space is already available.
