I spent the better part of the afternoon yanking flyer boxes from the front lawns of our sellers homes...why???

A couple of months ago our local MLS sent out a notice that for a limited time, an upgraded listing package, normally $99 would be free. Woo Hoo! Included in the package was a free flyer box for each listing, if requested.

Well, free being an excellent price, my business partner, Paula (a very sweet English girl complete with accent) and I ordered boxes for all of our listings. Another friend, Holly, has taken full advantage of this fab deal and ordered boxes for each of her subdivision lots. Holly is now selling those boxes at half the going rate and has created a small cottage industry operated from the trunk of her car.

Heck, why not? We're Realtors and business is slow...we gotta eat, right? A couple more nights of Cheerios for dinner and I might think about selling mine...just kidding! Although, tis the season for giving so if you are feeling charitable, please follow the link at the bottom of the page to make donations to the bruised, battered and busted Broker Babes of Salem Fund. All donations are appreciated, cash only please, no pocket change. The US Postal service frowns on that kind of thing.

So why did I pull out all those flyer boxes?? As soon as the boxes went up our sign calls went down. During the course of conversation, my partner and I realized that neither of us has received any sign calls for quite some time. I know that people are plucking the flyers out of the boxes because I've had to restock said boxes several times. I've never really been a big fan of flyer boxes and this has just served to reinforce my belief.

I would prefer to get the sign calls. My theory is that if I can get the potential client on the phone I will be able to dazzle them with my sparkling and witty repertoire, expound on my brilliant real estate expertise and then eventually, when I have finally convinced them that I am the greatest Realtor in the free world (more likely they are just beaten down and tired of listening to me talk) I will gain their trust, get their contact information and they will become a client of mine for life. A girl's gotta dream, right?

So, as fast as you can say "Bob's your uncle" I headed out on a mission. Now my trunk is filled with mud covered metal posts and I will have to clear some additional space in the garage to store my "free" flyer boxes. Mental note to self...don't use a sledge hammer to install flyer boxes....it's a serious pain in the behind to dig them out of the yard.

Anyway, I am going to make it a point to fully explain to all my current and potential sellers exactly why I don't believe that flyer boxes will help in the home selling process. Plus, I'm tired of replacing boxes that someone has "permanently borrowed" and refilling flyer boxes early on a not yet caffeinated Saturday morning incognito in my sunglasses and pink fuzzy slippers because a seller has left me a 911 message to let me know that they are out of flyers and need them desperately or nobody will buy their house.

Ok Broker Babe, I don't agree.  When I was 'typical buyer', prior to obtaining my real estate license, I thought the realtor was a loser if there was no flyer box or it was empty.  Sorry...  Love your sense of humor, however.

We've never been a big believer in flyer boxes, since it provides "all the information" a buyer might have... in theory at least.  It is better to have a conversation with another person to explain all the features that may not be obvious from the photos, vervbiage, and tax information.  In the listings where sellers have insisted on them, we find ourselves feeding them on a weekly basis without any serious interest in the property. 

Maybe the neighbors needed some paper to start the charcoal grill...

I have stopped doing flyer boxes.  If someone is interested they call or go to my website to see all the info they are probably looking for.  Usually it's curious neighbors picking up the flyers.  Plus, printing flyers is not very Green.

Melody: Fellow Broker Babe....I know many agents who swear by flyer boxes...I guess I'm just not a believer. I think most of the flyers end up crumpled up on the back seat.

Cecily - Great post! While I do believe in having flyer boxes full at all times, I certainly appreciate your point of view. And I love the humorously way you've presented it...And, now when I go to get my morning paper, and I see some crazy lady in fuzzy pink slippers and sunglasses, at least, I'll know it's you!

Cecily -- you are just too funny!  I too love flyer boxes.  While I agree that many of the flyers are picked up out of curiousity and wasted - I have had some success on our FSBO with them -- and I usually won't call if I drive by a listing -- I will check it out on the internet and probably call my own agent, rather than the listing agent!  Just my extremely humble opinion -- loved the morning laugh!

I run like hell from flier boxes. If a naughty neighborhood child decides to play with your fliers and litters an area guess who gets the ticket? It's NYCs way of keeping people who are supposed to be handing out fliers to humans from sticking them on parked vehicles, fences, storm doors, etc. Manhattan was starting to look like a mutant ticker tape parade and the sanitation department had the light-bulb go off. The advertisement clearly states who to contact on them soooo "they" decided the owner of the ad was the logical person to fine for creating a littering nuisance... (LOL)

Hey Cecily - I replaced all my flier boxes with a sign rider that the buyer can call and have the info sent immediately to their cell phone. I get the lead dropped into my Top Producer and a text to my cell phone. It's green, I don't have to worry about empty boxes and I know exactly who is interested. Oh, I have a prepared text message to send them back that gives them an opportunity to see the house immediately or others in the neighborhood. Debbie: I've seen that happen way too many times....all it takes is one word or picture that they don't like and the flyer is tossed away where as if I can get some phone time with the person I might be able to remove the objection and get them into the home.

It is difficult to tell you sellers that you don't need a flyer box. Dinah and I are mixed, if they must have a box then OK we will get you one. But if they are just taking the flyer and not calling it almost defeats the purpose of the sign itself. Keep us updated on any hot sign call leads!

Intreresting post, I know a Realtor in these parts that signed up for 'Listing Info by Text'

It sends the info, captures the lead but it is still not as easy to build the repore with the caller after you have already given them 'the carrot'.

I prefer to dangle 'the carrot' in front of them for a while to try to build some repore.

I agree with you on this one. I can sale a home to a potential buyer on the phone better than the most colorful flier. Most fliers are taken by nosy neighbors anyway!

First things first.  I want in your group and I want a T-shirt.  Next, I have been so disappointed over the years at how bad those flier boxes fall apart!  You should see my now bachelor themed garage with all my dysfunctional flier boxes.  85% of them lost the nut and screw on the top so they swing upside down and the other 15% have turned yellow and the lids broke off.  I remember thinking during my divorce process when asked what were some of the reasons I got so fed up with my husband and I named many things he didn't do for me.  Fixing my flyer boxes and other "expected man duties" actually came up.  It was funny but true.  So now I sit single still needing to learn how to fix these dysfunctional items OR figure out how to get rid of them without contaminating our landfills for our grandchildren.  I guess maybe I should take them to the recycle station and start over with the free ones...
