Leslie Olson Interiors - Bedroom Staging

Without question one of my favorite rooms to Stage and design is the bedroom. I love the creative potential of working with fabrics, textures and colors to evoke a specific mood. While Real Estate Staging is often characterized by "neutralizing" a space to appeal to a mass audience, I believe that warmth and a bit of personality are still welcome in this intimate space. With an eye for detail and a bit of good luck, a Professional Stager can magically transform this room into a warm and appealing space for potential homebuyers, striking a positive emotional chord.

The truth behind the illusion of Real Estate Staging is that often Stagers use air mattresses to furnish many of our vacant Staging projects. Seldom do I use "real" furniture and headboards in Staging a vacant house -- which helps reduce potential costs to the client. But without a headbord to visually anchor the bed, I have to work with other solutions to make the room visually pleasing. My goal is to avoid tried and true (in other words, predictable) "home stager" tricks that I see in so many MLS listings. In other words, no bed-in-a-bag setups, no cute themes, and no wrought iron wall hangings!

Shown below are some examples of several recent bedroom Real Estate Staging projects from Leslie Olson Interiors (which, by the way, differ in a number of ways from bedrooms I design for Interior Design projects).

Thanks for sharing--great ideas!  We also love using Euro pillows in place of a headboard--2 for a full, 3 for a queen.  We always sew custom cases for those, so the material is something that coordinates everything, and makes each bed set individual.  Luckily, my business partner is an excellent seamstress, so the sewing is actually quite easily done.  I do have to add though, we never use air beds, just mattresses.  It helps to add to the straight clean lines we like on the beds.

Leslie-  Proof that air beds can look just as nice as the real thing.  If you use enough padding underneath, you can't tell the difference.  I'm so done using the wrought iron wall hangings for the head boards also.  I loved the look originally, but it has become so predictable.  I'm experimenting with different things stay tuned, maybe I'll share my findings when I actually discover something I like.

Thanks for your comments, Julie and Amy! I love the idea of sewing custom bedding -- as someone who's crazy about fabrics, I should be so resourceful myself! I'd better start practicing my junior high sewing skills though...

I was a bit apprehensive about using air beds when I got started as well, but they've come a long way in recent years. I use the double-height mattresses with an automatic pump. They're pretty expensive, and tough to lug around even in their duffel bags, but so much easier than moving and assembling bedroom furniture and real mattresses (much less storing them after the property has sold). I find that most people are surprised to find that they're actually air mattresses! (In fact two of the five rooms above are "real" mattress...can you guess which ones?)

Beautiful job ---I am working with a client and I did such a good job staging that they decide to stay.  Go figure

I have lots of ideas brewing for new blog posts, but currently I'm in the middle of a couple of new vacant home stagings, de-staging another...and our family is in the process of moving to a wonderful new home.
