I've been spending an inordinate amount of time on Twitter.  Let me reiterate, I've been spending an inordinate amount of time on Twitter.  The question is why?  The answer is, "I don't know."

Bear with me for a minute as I give some background:

When I first joined Active Rain a few months back I did so by accident.  I was reading real estate articles, via Google searches, and this Active Rain site kept coming up.  The curiosity got the best of me and I joined. 

At the time, we were in the process of completing phase #1 of our real estate investment company's website and no doubt the marketing and exposure could only help if we carried ourselves well, didn't constantly put our foot in our mouths, and had something to say worth listening to.

Now, with Active Rain to blame, we've started building three other blogs all focused on specific aspects of our real estate investing business (Property Qwest Blog, The Realty Buzz, and Arizona Homes Blog).

What's happening? Where's my candy? The Twitter parts coming.

To expand our social networking environment we've established, to varying degrees and in no particular order, homes at the following sites:

  • Plurk
  • FriendFeed
  • MyBlogLog
  • Propeller
  • Facebook
  • LinkedIn
  • Delicious
  • Digg
  • Technorati
  • Flickr
  • Tumblr
  • LiveJournal
  • Blogger

And, of course, no list would be complete, ours either, without TwitterWith Twitter, the confusion really set in.

Basically, I get the Why.  In a nutshell:

  1. We're developing an online presence to build our business and brand awareness.  Out of our new-found online presence and evolution of our brand awareness, we should be able, through this online networking, to grow and improve our business with more clients and additional professional contacts.

Now, the Twitter thing.  It's DUMB!

  • "I'm cooking baby back Ribs for dinner."
  • "I'm drinking coffee."
  • "I just woke up."
  • "I'm going to bed."
  • "My kids are still sleeping."
  • "I think I'm going to call it a day."
  • "Should I clean my office?"
  • "Listening to U2"
  • "I wonder if I'm the only one at the hockey game Tweeting from my Blackberry?"
  • "I just noticed two bug bites."

I could go on and on about how random these comments are.  It doesn't make any sense.  In fact, it's so dumb that I've setup my Blackberry so that I can Tweet comments, via TwitterBerry, from my Blackberry (say that three times).  Yes, more dumb comments and now the dumb comments are coming from me:

  • "My meeting was postponed.  Tweeting from my Blackberry."
  • "Home sweet home. Enjoying a nice day at the park with family in CA. Sunny, low 80's. Winter, where?"
  • "Actually, I'm still laughing over your doctor's visit tweet yesterday. I'm trying to find it to add to favorites. I was dying!"
  • "Crab season opens in 45 minutes here in the San Francisco Bay area."
  • "Your pic is perfect for the tweet!"
  • "Making my 300th comment."

Actually, now that I'm getting my ink to paper or shall I say keyboard to browser, I'm starting to get it and you should too!  In between all of these "dumb" comments are unbelievable nuggets and tidbits of information in bite-size form.  It's a mini meal with a super-sized satiation.  Links to articles, websites, different companies, and innumerable individuals making their way or having already made their way.

As for the "dumb" comments:

Some people like to drink lots of coffee while others listen to music in the evenings.  Some people are extremely humorous while others are angry.  Some individuals are extremely buttoned up and professional while others are outlandish and sharp.  The list could and does go on and on.

Through this platform, we have the unbelievable opportunity to learn more about people we most likely never would have ever met.  At a time of our choosing, we can turn the Twitter spigot on and immediately start receiving minute to minute updates on what's going on in these peoples lives.  Where they're at, what they're doing, who they're associating with, what they like, their dislikes, what books they read, food they eat, clothing they wear, news they listen to, wine they drink, etc.  In short, ongoing snapshots of their lives.  What better way to at least develop a friendship and determine whether there's a worthy business relationship to be had.

In some ways, we probably learn more about these people or shall I say online friends than we do with those in our regular social surroundings due to the sheer amounts of time that we spend interacting with them, having their thoughts to read and to relive at a time of our choosing.

If you haven't embraced it yet, what are you waiting for?  If you don't get it, take the time to figure it out.  Use it.  Be dumb for a few moments.  I promise you that your moment of weakness will undoubtedly open the door to something much bigger and much better.

Give us an example of one GOOD thing you learned from Twitter.  It sounds like Facebook which I still haven't gotten into either.  I'd say a real danger to both could be stalking.  We just had a death in Little Rock AR.  She was a public newscaster (you probably read about it) and was beaten to death in her home.  No one has been arrested but she publicly, I think, announced where she was and what she was doing on one of these sites.  Why would anyone need to know everything a person is doing?

I can't say that I get any of these things either. I joined facebook not to long ago, and grew tired of it really quick. I'm with you Alan, I don't care to hear how bored someone is, or that they are waking up tired, or had a bad dream ....etc..etc..etc. I think all of them are more for kids or agoraphobics.

Hi Barbara:  Your concern is valid and real but it's a concern with nearly every online media outlet.  Needless to say, one has to always keep this in mind.  Someone could follow me to my car, to work, to the grocery store, etc.  Same problems, different delivery system.

As Josef stated, I've interacted with people whom I most like never would have had the opportunity to have ever meet.  As with Active Rain, I've made countless contacts throughout the country in regards to our real estate investing business.  I've learned new tricks on how to collect data, better ways to market and grow our business, and specific market information from local experts.

Can I quantify it in dollars?  No, but either could I with Active Rain.  I believe it's a steady build.

It's not an easy tool to get and it's frustrating in the beginning, but the networking is educational and well worth it in my opinion.

I'm on Twitter... and am following a fair share of AR folk.  But I find that I don't visit it often enough, to catch up with all the "tweets"... mygod, Jason Crouch alone... can post a dozen tweets in a short period of time... and by the time I get there, between Active Brad, Elizabeth Nieves, Deborah Madey and more... they've all scrolled off my screen into oblivion.

Ahh, well... off to tweet, and follow Roger. (if the goal here Roger, was to get more followers... I think you've succeded).

Thank you Alan.  Definitely not my intention but a beneficial occurrence if we make good and follow through with the connections we make.

Actually, I use Twitter quite extensively to automatically broadcast blog postings that I've written on our different sites in an attempt to deliver traffic and, hopefully, out of this traffic, we generate a target audience who reads what we say and discovers a potential connection with us.

If someone learns of us from Twitter, goes to our sites, and still wants to contact us ... well, you know the rest!

I'm trying figure Twitter out - and I am on Facebook.  My Husband agrees with Barbara - he doesn't think you should annouce where you are and when.  I am pretty careful with what I post.  But the reason I love Facebook is because it is allowing me to catch up with the friends of my children that have grown up, moved away and now have children and interesting lives.  I love seeing all of the grandchildren.  I think if you are careful Facebook can be a good way to keep in touch.

Hey Roger - one more comment about the Facebook thing.  I use the "what are you doing now...." - I use this to make sure all of these "Kids" remember I am a REALTOR so I post all kinds of things relating to my business - I want them to remember me when they buy a house!!!

I have not been on Twitter.  I just don't have time.  It seems like I am on the computer way more than I care to be especially for business.  I am a people person and I like to be with people face to face.  I might go on and see what it is like.  Funny you mentioned crabs, because I had a fresh crab dinner last night at friends house that were caught yesterday.  Absolutely wonderful!!!

One benefit of twitter is that I've gotten to know and form alliances with folks I already knew from AR.  The other, is that I get short messages from sites I love such as cnet.com, lifehacker, etc. when information is posted. Instead of reading the articles, I simply save them to my bookmarks.

I agree with what someone else posted - it is NEVER, NEVER, NEVER a good idea to announce your wherabouts.

I like Twitter and admit I probably don't really understand it. But what's to understand? I like it because it's casual. It's like standing in line at the grocery store and thinking about a conversation with a friend or colleague and wanting to share the thought before you forget it. It's not that my thought was profound or anything. It was more like keeping in sync with the ongoing conversations we have with people we know. And, I've found a lot of them already on Twitter!

I'm in a business (I'd assume like most) where you know a lot of people. There's always more to do then you can accomplish in a day and you end it with a list of names that you wish you could have communicated with... and haven't. I've found Twitter a great way to put a few words out and keep them in the know.

Like many things on the net (and in so called real life) when you first discover them, you get it or you don't. It's about participation. You'll never find it's purpose, or what it can do for you without playing with it.

I kinda sorta get it, but then I think I don't.  I guess while someone is drinking coffee they are using their other hand to surf the net, and they may discover my twitter and be intrigued by what I write or wrote a long time ago.  Maybe back then it didn't mean anything to them in their life, but now it does, or they remember something and go back and find me.  I guess I do get it afterall!

I do get brand awareness and social marketing.

This is part of the reason I do facebook and Linkedin and now Active Rain.

But for whatever reason I have a tough time getting into Twitter.

My perception is the 80/20 rule.  I want to spend 80% on my time on the 20% of activities that will yield the best return - I am not sure if Twitter is it yet.

I joined Twitter about two weeks ago and I completely understand how teens and 20-somethings would use it, I'm still not 100% sure about using it to connect with potential home buyers and sellers.  As Mark mentioned, I am trying to focus on the 80/20 rule and I'm just not there yet with Twitter.  Maybe if they had some formal discussion groups (i.e. Georgia Real Estate or First-time home buyers) I would definitely be on board.

There really is nothing to understand, twitter is what it is, a contact and info exchange. It can be used by teens and such but I do not follow them, I follow professionals and a few friends and I can see the day a consumer will find one of tweets to be something they want to talk about and I am easy to find.

First off, thank you for all of the comments thus far!

I'm not going to get into a tutorial here but I will say that one of the ways I personally try to filter the information that I'm viewing is by using the "Search" feature (bottom of most Twitter pages).

For example, I start off searching for something specific, "Real Estate Investing".  This search will usually always get you Tweets.  If your search is too specific, make it a touch more generic (the usual rules apply).

From there, start reading the Tweets, more importantly, click on the poster of the Tweet (image to the left of the message) to read their "Bio".  If their profile seems to cover what you're interested in, "Follow" them.  If not, move on to the next.  The Tweets will be listed starting with the most recent comment / Tweet.

Our "Bio" reads:  "Real estate perspective from actual real estate investors."  If you're interested in investing in real estate, you would want to follow us.  If you're interested in XBox gaming, move on and search for like-minded Tweeters. 

On your "home" page, you will see the Tweets of those you're following and you won't be bogged down by the millions of other Tweets regarding subjects that you're not interested in.

Hopefully a beneficial tip for newbies or wannabes.

I get it! But I don't agree with the general direction of the post. These social networking sites are to be used as TOOLS to generate LEADS. Posting a comment about scratching or the first up of coffee, in my opinion, is totally useless.

Furthermore, blogging should be time-blocked for, let's say, maybe 30-minutes or 1-hour per day. The rest of the day should be used to GET IN FRONT OF LIVE PEOPLE who may hire us to buy or sell.

Yes, I am guilty of spending a LOT of time blogging without ever picking up the phone to call my sphere. This is not good. Thus, my response here.

In my world I will attempt to limit the tools to Facebook, Active Rain, my website, and my blog. I believe this is manageable for me and maybe most agents.

I have to admit I'm glad to find out I'm not the only one who doesn't get Twitter. I joined a few days ago per the request of a co-worker. I just laughed when I saw her at the office and asked, "What am I supposed to do now??" I used to be on Facebook but got soooo tired of the ridiculous comments about people's marriages (falling apart), plans to go out drinking, and them being happy to be home after a day of work. I'll have to play around a little more with Twitter to see if it "grows" on me. Maybe I'm just too old for this....  ;)

For all those that continue to comment, thank you.  I apologize for not thanking the A | R powers at be earlier for featuring my post.  Thank you, too.  We're all so worried about Google juice we sometimes forget about the A | R juice!

I wanted to add a quick note for those who are struggling to find time in their schedule to use Twitter.  It really doesn't take that much time.  Of course, in the beginning, it does take time to search and find contacts who share your interests.  Upon doing so, you merely need to keep a browser window or tab open to your "home" page and check in every so often.  Refresh your page to get the most recent comments and quickly scan for any seemingly interesting news or links.  That's it.  If you like something you see, cordially respond with a quick Tweet thanking the poster or letting them know you will be checking out what they've presented.  After doing so, click the little "favorite this update" star to the right of the Tweet.  You can't see this until you mouse-over the Tweet.  The entire Tweet will highlight upon mouse-over allowing you to "reply" or "favorite this update".  Upon clicking the "favorite this update" button, that Tweet will be stored and can be found by clicking on your "Favorites" link, located in the right toolbar, on your "profile" page.  When you get time in your schedule, go back to your "profile" page and pursue your "favorite" leads.

Your going to miss a lot.  It's okay.  You can't possibly soak up everything nor should you waste your time trying.  Remember the deal of a lifetime comes by once a week.

Secondly, to find contacts that you want to follow, make life easy on yourself.  You can go to my profile page or numerous other A | R member profile pages and check out who they're following.  If you like what we have to say and share similar interests, odds are you might be interested in who we are following.

Lastly, I will give an example of how this does work for business for those who remain reluctant in using the Twitter tool. 

I'm following a Real Estate investor in South Carolina.  His website seems to have information directly related to our day to day business functions (renovating homes, general real estate investing, etc.).  I discovered him on Twitter.  We've Tweeted a handful of times, reviewed each others websites and are now proceeding towards a phone meeting.  What will come of it?  Who knows.  What I do know is that it appears to be a solid lead with potential.  Exactly what I'm after.

I hate this analogy, but I'm going to use it anyway.  It reminds me of dating (no longer as I'm happily married with a 20 month old daughter and another little one on the way).  If you like what you see after a friendly social gathering, you perhaps suggest to the apple of your eye to go out for a cup of coffee.  If the cup of coffee goes well, perhaps it's time for dinner.  If dinner goes well, it's time to spend the day together ......

Again, simply scan and review what seems pertinent.  If it's pertinent, "favorite" it, and then spend the time to research it.  Finally, if it still seems legitimate, pursue the lead.

Sorry, my "quick note" got a bit long-winded.  Thank you A | R, you could never do this on Twitter!

I'm new to Twitter too (4 months), but LOVE it!  I went to the NAR convention not knowing a soul, but meeting up with my Twitter friends made it more like a college reunion.  Nice post!  I flagged it as a "favorite".

I'm not sure I get it - I think I do - I know I find this medium draws me in - I actually have talked about (keyboard to browser) my addiction to AR but in comparison to you ?  Ah I haven't scratched the surface... Does sound like there's a benefit there for you and your business though...

If all your getting is dumb comments I have to say you are following the wrong people. The point is to find like minded people or at least people that could be ahead in your game. There will always be dumb comments, but it's the great links to new sites and new oppotunities that keeps me hooked on Twitter. I hope in another month I have 50 other agents to tweet with, that would be a huge help in the referral business of Real Estate.

I have not made my account yet, but I tried to the other day when the curiosity was getting over whleming. It just so happens that that day, twitter, or my computer was being slooooow. So I have not yet made it in, but my girlfriend has, and she says she doesnt get it....

yet she keeps getting on it, so hopefully by the time I sit down to make mine, she will get it, and she will make ME get it. Get it? hahaha

I'm not a Twitter type person. There is no rhyme or reason to it. I can't even figure out how to find anyone, but a lot of AR is there.

I will continue with Facebook, Aim, Yahoo, Google, Orkut, Classmates, plus Xing, and whatever else I signed up for and forgot about.

Twitter is a great place to find people looking for you who just don't know it yet.  I use the search feature and tweetlater.com to help me identity people who are telling me what they need.  Gotta be available right...lol
