One of the huge advantages of renting to own your home is that often your tenant buyers upgrades the house for you.  What does that mean?  It means that they want to improve the house because in a very short time they will most likely buy the house.  We have seen tenant buyers paint, put new carpet and flooring in, landscape the entire yard, finish basements, replace all light fixtures in the house, put in new water heaters and appliances, remodel kitchens and much much more.  So before you go out and spend tens of thousands remodeling your home for sale why not try the rent to own option and let your tenant buyers do your work for you on their dime!!!  Until next time.....

    Peter,

    The rent-to-own thing here in Tucson has fallen by the wayside as property values went south, and the homes wouldn't appraise for the purchase price.  I'd love to see some in-depth articles on what's working for rent-to-own, as it fills a market need.

    What works well for me is to make sure that the home is priced well at the high end of the range.  If the market as in your case goes down then that is just one of the risks that a tenant buyer faces going in.  They also get to reap all the benefits when a market is skyrocketing and reaping all that appreciation!  So the key is to always price it fairly based on comps.
