How many Homes are Selling in Omaha and how many aren’t?

As we saw in Average Sales Price of Omaha Homes the average sale price of Omaha homes is declining. This is a result of having more homes for sale than there are buyers in the market; basically we are in a buyer's market. Another result of the buyer's market is that fewer homes for sale in Omaha are actually selling.

Here are the percent of homes that were for sale in Omaha that actually sold over the last ten years.

Currently just 43% of Omaha homes for sale are selling. If we look back to 2005, when home values in Omaha peaked, we see that 64% of homes sold.   It's not hard to see that the Omaha market has changed rapidly over the last three years.

Wow I like the graph that is really neat. I can see that you guys are down there but not so much from last year. But if you compare it to 2005 or one of the better years...it could be discourging.  You just have to try and find a bright side to this year. Maybe that it is almost over...? 2009 is going to be a good year! that is what you have to think. Just try and stay positive and everything will work out!
