I know that it is a difficult market for sellers.  I also know that the sluggish market is tempting many homeowners (or are being tempted by real estate agents) to accept a lease with option to buy offer.   BE CAREFUL!  There aren't many agents who know how to properly write these contracts or are knowledgeable enough to explain the enormous risks to the homeowner. So if your are seriously considering this option, get competent, professional help from someone who knows and can explain the risks before signing any agreement.
