I got a call today from my sister. Now, that is not shocking because we have a great relationship but I realized something today.Even family members are like regular sellers! What do I mean by this? Well, she wanted me to put some of their properties on the Internet. That by itself is not a problem, but the property is listed..and not by me!

So when we talked about what her properties were probably worth...well, that's when I found out that she is just like any other seller out there! She mentioned that they got one sold for $400k recently...I thought that was GREAT....so what did they want to list these others at, or put them on the internet at? She said $430k!!

Wow...I was thinking $375k myself but these others are...well you know...better....yeah thats it...

I mean don't get me wrong here or anything....I would love to help her...but she stands a MUCH better chance at a price that is under $400k...that's all...The problem is there are more than one people involved in selling these! so that makes it a whole lot different.

The Internet is Great...but it is by no means a miracle worker that brings buyers to you that want to pay more than market value...unless I have missed something here?

Now, I am not saying that they are not worth $430k or more...in fact they have some Tremendous Views of Mt Shasta that are to die for! What I am saying is that the market is going down still...not up....and no, people in the city don't want to buy something for more just because they have some money...at least not that I have found....If you find any buyers like that C-A-L-L me!

But then who am I right....I am a litle Brother ....a Broker yes...Oh that's right...but a little Brother and Brothers don't know what prices are in my area.......But I do know what it takes to Sell a property....Marketing AND Price!

When it is exposed and doesn't sell??? Well you know what is wrong......it starts with a "P"....Ok Ok I will give you a hint...it ends with an "E"....

To marketing AND Correct prices!
