Hmmm does nobody have any creative means of obtaining sellers?

I posted a blog a little while ago about finding creative means of obtaining seller leads.  Basically I'm interested in seeing if anyone was willing to share how they found sellers.  I had plenty of people read the blog, but no response.  I have to believe someone out there has a good way of getting listings.  Any help would be appreciated!

FSBO and referrals are the best way to get listings.......other than have many friends who want to sell their homes.  I have been fortunate to have some friends at church that have needed my services and other friends who have sent me referrals.  I got a phone call at home this evening from a lady in my jazz dance group who gave me the phone number of a friend who wants to sell a home.  I made the phone call and have an appointment Friday afternoon to put it on the market.  Get out there and get involved in something........anything........join groups, clubs, organizations, the Chamber of Commerce in your area, and if all else fails-act like a female....go to the mall and talk with people!  Be genuine....be yourself........listen when people talk.......don't be a salesperson.........and all will fall into place.  This is a faith based business........have faith!

Hi Mitch,

I just started but the experienced agents in my office tell me farming a specific area - no more than 200 homes - close to where your live - is a good way to start contacting sellers.  As I mentioned I'm just starting my farm and I'll let you know how it goes.

All the best,

Maxine

Hi Mitch,

I'm not an experienced realtor - I just started in May - but I have 6 listings with another to follow this week. I'm sure others have done much better, but I am fairly happy with the results so far.

Isn't part of the answer is just using the skills and connections you already have?

In my case, I have a fair bit of experience as a web designer, so I have developed a package of services that work together to use the Internet effectively. The description is at

http://yourhomeinquinte.com/internet_advantage.htm

if you would like to check it out, and there are many things on the list that can be done without all the website design skills.

I have no idea if this will work long term for me or not - I'm still experimenting - so it might be best to take my reply with a grain of salt and come back to check on how I am doing a year from now.

Isn't the general answer to look at the things you do well and use them as effectively as possible for your business? Real estate touches so many facets of our lives that I think almost any previous experience could be helpful and related to it in some way.

You gotta write what you want to attract!!  I just clicked on your blog and you are writing about seminars.  Go hyper local and lace it with juicy keywords from subdivisions.  It WILL come!

Thanks everyone for your ideas.

Renee - The blog I have on Active Rain is my eHomes Realty Network blog which is for Realtors

Bob - I'm gonna check out your site.  Thanks for the info!

Maxine - I was always told to do at least 300-500 homes which seems to many to me.   Are you having a lot of luck with less?

Linda - I have a good FSBO program, if I can get my Agents to follow it is another story!

Kathy - I agree.  I'm trying to figure out what to teach my Agents since we have been a buyers brokerage for the past 3 years.  I'm always telling them to contact their circle of influence.  Thank you!

Thanks again for the responses so far.  I really appreciate all your input!  It will certainly help!

Gotcha!  I would make another profile just to attract sellers.  The benefits of the google juice and localism are just too much to pass up.  The backlinks you provide to your website from here can help.

I had a site made last year that focuses on home evaluation online. It is a great way to get seller leads as they do their own evaluations to get a rough idea of price and for a more accurate evaluation they have the option to contact me.

I just need to promote the site some more and it will get even better.

I have been looking into this question... and it seems that home valuation sites are a good approach... also hybrid listing sales pitches with flat fee and FSBO options. one of the more interesting examples of this is duffy realty of atlanta, who claims to have become the #1 listing agent in atlanta... and is now franchising their model:
