Meadowcreek is a subdivision south of town off Koppe Bridge Road. Years ago this was considered the "boonies" and might still be to some. The homes are built by Main Street Homes and vary in size from 842 square feet ot 2111 square feet. The community will offer amenities such as a pool, a playscape and a park. This is serviced by College Station ISD and school zones are Forestridge Elementary (Pre K-4th Grade), Cypress Grove Intermediate (5th and 6th grade), College Station Middle School (7th and 8th Grade) and A&M Consolidated High School (9th-12th Grade).
The prices are a bargain for what most homes run in College Station, buy buyer beware! As in most cases, you are getting what you pay for. Meadowcreek advertises homes in the 80's. These are, of course, the 842 square feet homes, offering 2 bedrooms, 1 bath and a 1 car garage. They are, for the plainer finish out, $89,990, and for their Fifth Avenue Series $91,240.
The largest is 2111 square feet and is a five bedroom, 2.5 bath with a 2 car garage offered at 147,490-149,240.
One of my concerns about Main Street Homes of late is that a clause in their contract specifies that they can substitute materials out at any time without consulting the buyer or agent. How do you know what quality materials you are really getting? A sewage treatment facility in the back is another concern. Walk throughs of these homes have shown some poor attention to detail at times.
I think it's always best to work with a Realtor when building as we can help you plan for resale issues and help you with the process, but in some cases I think it's especially worthwhile...This would be one of those cases! Again, this subdivision offers low prices for College Station and they will work with Realtors, so it won't cost you any extra and could help quite a bit.
