Even the small odd rooms that are used as storage rooms can be transformed by a professional stager. Every aspect of a home is important during the selling process. Remember you are selling the entire house not just the main floor. Take a room that you use to take for granted. Storage, Garage, small patio and transform it in to a user friendly room that is attractive and inviting and you will add equity to the sale.  This small room is right off the laundry room and not very appealing...after we were done...great place to watch TV.

Kym ~ Very nice! I like the curtain to separate the areas.  The desk is a good idea too.

Hi Kym, I totally agree. In Real Estate you are selling light and space. Every inch counts as you say.

I staged a bistro area in the tiniest indent of a corner and it went over very well with the owners and the buyers. Think outside the box and magical things can happen!

Thanks for the inspiration! I always try to think "where could a desk go?" if there is no office. Buyers love home office space!

Yes, Erin, I try on average to supply three areas that can be office type areas as the average household has three computer users.  I have recently purchased four of the most wonderful desk that can be foyer tables/buffet/desk. They are so fabulous. I put them in rooms with daybeds all the time. www.staged-to-sell.com

Great use of space Kym!  Hardly seemed big enough until you placed furniture in it.  Great job!

I know. It was small and narrow and right by the laundry...much better now and a great place for TV watching and homework. Kym

What a cozy space, I'm sure buyers looked at it and used those famous words  "I never would have thought of that!"  P.S. Great new desk/foyer/buffet table!

Kym,

Great post! First of all, will you share where you purchased the desk? What a great scale and look! Second, I agree, no space should be an after thought. We are selling square footage and function and if the client has the budget I advocate staging rec rooms, laundry rooms, hobby areas, garages and especially those awkward areas that no one knows what to do with and home offices are a must have in today's market. Ideally, every corner a buyer turns should be a delightful surprise. Thanks!

PS Pics look great!

Hi Allegra - I purchase most of my furnishings wholesale through a local rep, but I have seen these kinds of desks at many of the chain furnishing stores too. Yes, every inch inside and out counts! Kym

I like to tell my clients when they ask if I feel it's important to stage the entire house...we'll what part of the house isn't for sale? That's the area we won't stage :)
