Don't gamble with your client's equity

A vacant house does not sell as well as a staged property. By now we think everyone knows this concept right? Nope. I still get calls all the time asking if I REALLY think its necessary to stage a vacant home. I always tell them 'go to my website and take a look at some before and afters - now which one would you rather buy?"

If the property is priced right. If it has been properly staged (improvements, repairs etc.) and has been enhanced staged by a professional staging company it will sell! Even in this market.

Which one would you rather buy?

Thanks for sharing those photos, Kym.  It's amazing to me how even the smallest of rooms look so much larger after staging with appropriatly scaled furniture.  The staging looks great!

Wow, Kym.  It most definitely went from a "house" to a "home."  Your staging made such an incredible difference.

Congratulations.  Your post is being featured in the group; Staging Before & After Pictures.

There's no question that staging can make all the difference in the world.  That's particularly true in the current marketplace.  I recall one client I was showing property to.  We had viewed several homes, which were vacant and bank owned.  We then came upon one property that was vacant, but had been staged professionally.  What a difference it made.
