An appraiser is trained to be an impartial third party in the lending process, this professional has a vital role in protecting real estate buyers from overpaying for property as well as ensuring that lenders don't over lend.

This must be why I am only getting phone calls this week for comp checks from these slimy mortgage brokers, because they do not really want to know what the home is worth. They just want their loan to work. But, it made my day when I got a phone call from a buyer wanting an extra appraisal to make sure he wasn't paying too much!
