We have a great expired listing program that makes our phone ring and a good percentage of our listings are from our expired listing program.

One of the obstacles we have in our Luxury Home niche here in Wellington Florida is that many listings are all about who you know not what you do.

We sent out our expired letter to a seller over 4 years ago. He called us and Nestor almost got the listing signed but then the seller says, "I owe my listing to so and so. When it expired again; Nestor called him to see if now would be the time to list with us. He says," I would love to, but I owe the listing to the next agent in line." In fact, he owed his listing to 3 different agents.

One by one he lists his property with each of these agents. The property does not sell. The prices start to drop. We then send him another expired listing letter the last time it expired. He calls us; it is now out turn.

Well, Nestor does the numbers and we discover that now it is a short sale. We will get the listing now because we are the only short sale experts in our market that actually know how to do a short sale. So now the price that we take the listing at is $1.8 million 4 years later.

Can you see how much money this seller has lost because of choosing to go with those agents he owes his listing too rather than the agents who will get his property sold? He even told us that he knew he felt he should have chosen us to begin with. 

So don't lose any more money by listing with agents you owe your listing to.

Katerina - I relate to this in that promises were made to sellers as the market was waning- too high a price quoted by the agent, and too lofty a desire by so many sellers.  In that market I lost many listings by telling the TRUTH.  Most of those sellers are now short. Many are probably too embarassed to call back.

I have a listing appointment on Monday with a seller who has had their home on the market for 6 months.  The listing agent sent them a new listing agreement to sign and the light went off in their head that they had already wasted to much time.  Now how to break it to them that their overpriced home needs to come down almost 60K to reach today's prices.

Debe- This was not about greed because it was about being loyal to those he owed the listing to. It had nothing to do with price. The problem is that we could have gotten him his price back then or close to it, he is now a short sale because he did not want to hurt feelings.

I know that where I am it is definitely who you know (or who your spouse knows.)  There are agents here who are convinced they are "all that" because they get a couple of multi million dollar listings and they are clueless about marketing.  They couldn't get past the complexities of handling a coop sale. 

Half of them don't even know how to enter a listing into the MLS.  There are a couple of companies in this area that don't let the agents do anything so they keep control not just over the listing but the agent as well.  And the agents walk around with their noses in the air like they are princes and princesses.  Pretty funny, actually.

We have an agent in this area that lists a lot of horse property because of her connections with the local pony club...I'm hearing though that people aren't happy with her because she sells nothing...its sad to see that much of a decrease on a property like that...it was a hard lesson for him to learn.

Always better to be the 3rd listing agent - by that time the sellers are much more receptive to suggestions and pricing correctly.  Good luck with the sale!
