In the past, I wrote about
The Power of Abundance. In the blog, I discussed the
details of Positive Thinking and the Power of Believing. Then, I wrote another
blog to compliment that thought called,
Showing Up in Your Head. It is so
important, besides just positive thoughts and showing up in your head, the next
step would be to naturally work on these thoughts with action. Hence, this blog. I'd like to take
one step further to help you build constructive confidence and it is much more
than just uttering that YOU CAN DO IT! This blog is especially helpful for
Rookie Agents who are new in the business as well as agents who want to grow
their business. My 5 Easy steps will take you there. But remember that you must
always do these things as your confidence build upon more confidence.
The greatest golfer alive today, Tiger Wood is always at his best performance
not only because he mentally "shows" up but he practice, practice and practice.
1. Preview Homes.
Ms. Jennifer Allan taught me this at the beginning of my growth phase in my
business. So, all the credit is due to her. So, in my first year of full-time
real estate, I constantly previewed existing inventories for myself and my
clients. I have a targeted area so I set my MLS system for alerts to notify me
when houses come on the market. When my clients contact me about buying a home
or selling a home, I would typically know what to expect in terms of features
and prices. I became very knowledgeable about target markets and I knew it like
the back of my hand. When a client tells me something that does not jive, my
radar in my head would go off.
Because Frisco TX is a fairly new city for the greater Dallas metroplex
expansion, it is natural to find many new communities, new developments and new
home construction. I visit these builders very often, constantly asking them
about the features of the communities, the price ranges, the types of floorplans
to expect, etc. Some of these builders' salespeople became my associates. They
email me about the offers, incentives and inventory levels at their communities.
In the end, they make me look smart and intelligent when a client asks about the
new-builds and inventory/ spec homes. Confidence boosted!
2. Market Reports.
With all the previews and visits, it would be good to turn your research into
something productive that your consumers can read and appreciate. Gone are the
days when a sale person exerts hard sell techniques, holding on to knowledge
that only they possess. Today's successful sales
people educate and bring value-added benefits to the proposition. It's about the consumer, not the
provider. When you study your market, you would probably need to do research and
analyses of the results. It would be great if you could interpret the results
share your opinions. Consumers find that open, honest and resourceful. Consumers
will gravitate towards a contributor instead of a show-off. The more analyses
you do, the more deductions you make. The more you WILL become the local expert
in your area.
3. Education.
I do hope that your attendance for educational classes are simply more than
meeting licensure requirements. Especially when you are new, there are many
important classes you need in order to become better. Though these cannot be
equated to real life experiences, but at least if you knew them in theory, you
are already better off when comparing to your counter part who only thinks he/
she is smarter than the pack, and wanting to fulfill education credits. In the
past, my educational classes have taught me to become a better agent for my
clients: the Staging class, the financing class, the marital class, the advanced
contracts class, etc. I took away at least one or two new pointers at every
lesson. When you have the "I Can Learn Something" attitude, you will acquire new
knowledge. I have met too many agents who think they are smarter than the
instructor and never took away anything. How sad is that. Education can make you
better prepare for the experiences you will encounter.
Some of the educational classes that has helped me become a better agent for my
clients, thus boosted my confidence level in knowledge and expertise include:
- the Accredited Staging Professional (Home Staging class)
- Creative Financing to assist home buyers
- Understand Marital and Common Laws in Texas
- Bankruptcy Laws and Transferring Titles
- Foundation Pitfalls
- Advanced Contracts
- Contract Negotiations
These classes are offered in real estate schools, my local Realtor(R)
association as well as title companies. I do have new views of these classes and
those I will take in the future. In the past, I didn't understand the importance
of Real Estate Principles and why I had to learn it. The lessons seem so much
more important to me now that I have gained several years of experience and much
more transactions under my belt. I find myself going back to my Broker's
Handbook to re-read and re-visit the principles. Again, it is all good.
4. Networking.
Success breeds success. The more you associate with agents in your field
(the productive ones), the more you can feel the energy radiates off to you. We
are in the relationship business, so how else to gain more confidence by
associating yourself with people in the same field?
Active Rain is a great platform to network, share and discuss business
ideas. My 2-year here has been a great boost for my knowledge as well as
confidence. Believe it or not, the more you contribute, the more your confidence
will increase.
5. Mentor.
The best thing I've ever done for my confidence was to work with my now dear
friend, then past mentor, Jennifer Allan. I acquired some bad habits when I
first started in the business because I didn't know better. I didn't know how to
attract clients to want to use me because of my services. Jennifer Allan spent 1
year working me through that. I am a renewed business woman who would never look
back. It became a positive impact in my life. I do feel that my clients
ultimately benefited with my confidence. I have repeated clients now who said
that I'm so much better this time around than when I first worked with them.
Those statements in themselves are confidence boosts for myself.
If I had to do it all over again, I'd get myself a mentor (Jennifer) with the
same values and work ethics like mine. The things that Jennifer would do would
be somewhat similar to what I want to do. I could never imagine myself with a
mentor who would keep encouraging me to make those cold calls
until I get better. I crinch just thinking about it. So, certain mentors and I would
never work together to gain the confidence I need. You get the picture.
When you build yourself upon these steps to success, you will work with
confidence and speak with authority. Not until you fully understand your
markets, work in it that you can fully experience the new confidence you have
acquired.
