I was noticing yesterday that even in the "nice area" of Suntree and Viera, Florida, lots of folks drive older cars.  I was not alone!

I have always been the kind of guy that bought a vehicle and kept it forever.  OK, maybe not forever, but at least 10 years!  This got me to thinking about residential resales. People buy "used" cars so what is wrong with "used houses?"

The answer is there is absolutely nothing wrong with buying a resale residential property. One of the big differences between a new house purchase and a new car purchase is the depreciation issueYou don't lose 10-20% of the house value when you take possesion as opposed to cars that have been sold once!

In both situations, whether buying a used car or home, inspections are criticalA good mechanic can give you a reasonable assessment of a vehicles condition in just a couple of hours. A good home inspector can do the same for your house.  [I even recommend to sellers taht they get an inspection at the time of listing a property.] Get the inspection prior to purchase so you know the condition at the time of purchase. Unfortunately no inspector or mechanic can tell you the future....

10 years? I've never kept a car for 10 years. My Infiniti was the longest I've ever kept a vehicle. I had it for 5 years. Although, I would have kept it longer if it weren't for the expense, every time I had to replace the tires on the 20 inch wheels, the cost of premium gasoline, the gas mileage of a V8 engine, and the car payments in this economy. So it had to go bye-bye =(   I loved that car.

BUT, you're absolutely right about houses. There's no reason whatsoever, for anyone to insist on buying a new house. Very often, the home buyers forget to factor in the extra costs of buying a new home, like window coverings and treatments, the landscaping, possibly the irrigation, washer and dryer, etc.

Good points. I hope more buyers will take it to heart.

Prices are still sinking here in San Diego, so it is entirely possible still that one can buy a new house and lose 10-20% when you close escrow -- LOL.

I don't really go by age of the car. Rather, I go by mileage, functionality, usefulness, or maintenance costs.

My first car was a 1976 Chevy Impala. It was a lemon. Probably why they passed the lemon laws. But I made it last until 1989, when I bought a 1989 Mustang GT with just 3,000 miles on it. I put 225,000 miles on it with one oil change, maybe two. Detailed it and traded it in for $1,600 on a 1998 Trans Am, but I only kept it for three years because I started my home inspection business in 2001 and the Trans Am just wasn't a functional or useful car for home inspections. I bought a 2000 Honda Accord and put 130,000 miles on it before it gave up the ghost. I let them haul it away as a $500 trade-in on a 2002 Toyota Camry, which I still have. It has 144,000 miles on it with one oil change, maybe two. Unless it gives up the ghost, I'll probably have it for a few more years. It's very functional, useful, low maintenance, and gets good gas mileage.

Russel - I like your thinking. It is about functionality, low maintenance and good gas mileage. Houses are the same - functionality and maintenance and gas mileage if its an RV! Thanks.

I keep my cars until they fall apart. My last car was an Infiniti Q45 with 200,000 miles on it. I have another, same car, 6 years old with 85,000 miles that i hope to have another 5 years.

Gary - Nice analogy why not indeed depreciation aside quit often in a resale home there are lots of things already in place that are not in new homes like fencing and landscaping, finished basements and fancied up garages just to name a few.

Hi Gary, How are you?  I have always driven a used car - until last year.  My chevy astro lost the air, windows and the transmission started slipping all within a couple of months of each other. I shopped and shopped for a used vehicle and found, at that time that I could buy a new one for cheaper than I could buy a used one.  So for me, this vehicle will probably last at least 10-15 years.  As long as it remains reliable I'll keep it.
