It's amazing to me the amount of for sale signs vs. the number of open houses available for customers.  I am averaging 4 visitors a day in open houses currently.  Now that's not huge but it's a lot more fun for me than staring at the phone and complaining about the lack of ringing.  I feel the only offices that should be open right now are the living rooms of vacant homes.

I also have found it a huge advantage because people assume with the lack of open houses that there is absolutely nothing going on in the market which is far from the truth.  So we have to take it back to the street's and be visible....because they think we are out of business and finding other jobs.

So what's your excuse for not doing Open Houses?

I have always treated my open houses as an extention of my work office. I view open houses to getting walk-ins at the office.

Its a great opportunity to speak with buyers anyways. They might not be interested in the house your sitting in. But maybe they want to view another one?

The only success I have ever had with open houses is with some prospects. None of them really panned out and the homes never sell at an open-so I feel I am wasting my time. Especially these days. I feel like the consumers are very suspicious with the economy being what it is so the ones that DO come over are either neighbors or just looky loo's not really interested in buying at all.

Josh-Great point.  I send them on a mission if they don't like my home.  I tell them to go check out another house and tell them something to look for....I then ask them to call me back and give me their impression....they do every time.

Richard, Sandy, Judal- Agree. Get out there and do it.  One couple this morning was actually looking for a timeshare...but I didn't get mad I just helped them by calling and setting an appointment.  Nothing for me but I felt great about it and Karma is a beautiful thing!

Nicole- Saying "Open houses never sell" is a broad stroke.  I'm sure there are thousands of examples on here for the opposite.  My point is, when all is not working at least give yourself the opportunity to meet a buyer.

I completely agree with you.  Recently, I was holding a vacant home open 4 days a week.  After a 4 hour stretch in an empty house, I was ready to go...but literally just minutes before I locked the doors...in walks a quiet, yet authoritative  gentleman "just wanting to look around".  I gave him his space, gave him my card and let him know the days this property was going to be held open the following week.

Not only did he return with his wife, he was not represented by an agent...I received the listing on his current home and I represented his parents who bought a home just up the street from them.  So...as Martha Stuart says...."It's A Good Thing" to hold open houses!
