Especially in these turbulent times of bailouts, foreclosures, short sales and bankruptcies.No one has all the answers and nobody is perfect but we should all use the best resources and information available to make these life changing decisions. 

The Cincinnati real estate market is still relatively strong and rated 6th in the country by Forbes magazine. There were 15,000 properties sold in the Cincinnati MLS system from Jan 1st to September 30th 2008. That's 57 properties a day 7 days a week. That's also 57 buyers and 57 sellers. You won't hear that in the media unless somebody pays for it. 

Even though mortgage rates have declined in the last decade, rates may rise again.The 35 year average from 1972 thru 2007 is 9.22% for mortgage rates.(See the Graph button on my website for these graphs.) The Return on Investment dollars from Jan 1 ,2000 thru Set 30, 2008 is Dow -9.8%S&P -20.6%Nasdaq -47.8%Real Estate +72% Even with all the problems real estate has been the steady choice.

Think about this:In 2003 there were 500,000 loan officers in the country. In September 2008 there are about 150,000 loan officers.There is plenty of money to loan but it is back to the basics.

Live on a budget pay your bills and save some money for a down payment.

It is like a perfect storm for buyers today.This is the best buyers market in 25 years with record low interest rates a wide selection of properties with motivated sellers to choose from. Real Estate is cyclicaland this truly is a buyers market. This will change and it will be a sellers market and people will be asking themselves, why didn't I, buy back then?

What are you waiting for? Are you playing the real estate market waiting for the bottom?

As an example if a house is $400,000 in today's market @6% the payment = $2,398.20

If you wait and the price goes down which might happen but nobody knows for sure and the new price is $375,000 and the interest rates go up to 7% the payment is = $2,494.88.

It could cost you more to wait. But with all the pressure that is sure to be put on the dollar many economists think mortgage rates will rise substantially when the markets calm down. Some have predicted the market will turn upward in some areas as fast as it turned downward.
