What was the best lead generating postcard you've ever utilized?  Please share the content. 

Any links to good content providers would be great as well.

I realize that many individuals may not see this as a very effective method of farming etc., but it does serve a purpose if done correctly.

No postcard, even the ones that work well, has ever approached the success I've had from birthday cards, thank you cards and holiday cards. I don't (usually) drop my business cards in the envelope and I always hand sign, hand address and handwrite a custom line or two one of which says something like, "And please share me with your friends and contacts." Nothing beats it. I still broadcast postcards and on the postcard what works best is inviting them to a seminar or open house (in my office) where there will be door-prizes. We always do a deal or two at one of those!

I like to send my farm a postcard that I create featuring recently closed properties in their neighborhood & what they sold for. Everyone wants to know what the house down the street sold for, so I give them what they want. I get good response from these postcards. But remember when you decide to farm an area send something to them faithfully every month or they will forget you.

Just Listed & Just Sold post cards work well, especially if you've sold more than 2 houses in one neighborhood with the past 12 months.
