This home was a challenge because it is far enough outside of the city that the Broker had no viewings after 2 months on the market. She contacted The Notably Well-Dressed Home, Eugene OR and we talked about how to jumpstart the listing and get more compelling pictures, which included an owner-occupied Staging.
We were fortunate to have a sunny day when we first arrived to perform the Staging so I snapped a number of shots right after our arrival. The new shot - at a different angle - gives a much more appealing first impression of the home.
The first inner room is a small enclosed porch, a little like a mud room, but right next to the front door. The "BEFORE" picture was confusing and there was too much "country" going on. This tiny room has 3 doors: one coming in from the front steps, one going out to the back deck, and one that leads inside the home. This particular picture may not be put on the MLS because it tends to be a confusing space unless there is a caption added about it's function, but onsite, the room is now more peaceful and inviting.
AHHHH...the dreaded BIG SCREEN TV. We were so happy that the homeowner agreed to move it to a less prominent place in the room. Now, the curtains are open to a lovely view of the deck and acreage, plus a newly added seating area to enjoy that view. The TV is still in the room and - unfortunately - still sits partially in front of a window (one of the compromises we sometimes must make when staging an occupied home). However, it is no longer the first thing you see when you enter the living room.
The living room needed color and light (there were no table or floor lamps at all on the first floor, just overheads). We also gently asked the homeowners for permission to remove a plethera of personal family pictures over the sofa, and brought in neutral art for a more formal look. Best of all, a deep red slipcover gave new life to one of the recliners. Some striped pillows for spice and the room perked up!
Here's a nice shot of the dining area and french doors that lead to an enclosed sun room. This is an angle that wasn't included in the first set of MLS pictures (before staging).
The homeowners agreed to paint the purple kitchen walls soon. In the meantime, new pictures with a little different lighting play down the color.
This home only has two bedrooms and the downstairs room was almost vacant except for a TV in one corner. Now, it's more appealing as a child's bedroom.
The bathroom had some interesting features, but needed a few accents and one of those "climb into the corner" shots. My camera, although not a REALLY wide angle, does a decent job in tight rooms.
I took pictures of the master suite at a different angle, capturing the exposed wooden beams and the expansiveness of the area.
When we do this type of redesign, it is often the small accessories that become the frosting on the cake. It is also typically a surprise that those accessories, even at Walmart prices, can cost several hundred dollars. I am hopeful that these clients appreciate the fact that we have transformed their entire home in the course of one day for a few hundred dollars (cents on the dollar when compared to the fees of an interior designer).
