You probably are saying, "why would a Realtor® write an article to help someone sell their home (FSBO) without him"? Well, I believe that if you feel like you can sell your home without the aid of a Realtor®, you should certainly give it a try. Just a few facts for you..before I start to aid a FSBO with the knowledge I gain daily going in and out of homes.

•·         90% of buyers use a Realtor® to find their home.

•·         MANY FSBO homeowners are allowing a 3% commission to the Realtor that brings a buyer, in fact I found in my recent research that more than 80% of FSBO's where saying they would welcome a Realtor to bring a buyer and pay them commission to do so.

•·         Many FSBO sellers don't realize the extensive paperwork that is involved with selling a home.

•·         Marketing costs....it cost me nearly $300-$500 (sometimes more) to market a house and I use the MLS. Which brings up another point...

•·         MARKETING. Since a FSBO cannot and never will be able to use the MLS there are not so many powerful options left to you....none nearly as powerful as the MLS.

•·         Remember the longer your home sits on the market, the more taxes, insurance, utility bills and mortgage you must pay, this along with the marketing expense may cost you as much if not more than a Realtor would.

•1.       Pricing your home- take a look around the neighborhood, try to look within 3 - 5 blocks for legitimate comps, be honest with yourself, if you are not you will pay for it later. Take the emotions out of selling your home. We ALL think our homes are worth a lot of money...get opinions from friends and do your diligence. Look online to see what the recent "solds" are (no more than 6 months). Just because your home has an inground pool doesn't mean it's worth $50,000 more than your neighbors. Use my "Market Snapshot" to see what is selling, average time on the market, recent "solds" etc.... This is available to people in Camden County, Gloucester County and Burlington County.

•2.       Marketing- The local papers such as the Courier Post, the internet - Craigslist, and some others... Have signs made, you can buy a sign professionally made for you for around $36.00 each. Get at least 5 of them and distribute 3 or so around the area. Have some reserve because these signs usually get taken, thrown away or removed by the township. Get a "800 capture number". When someone calls the number on the sign, you immediately capture their number, even if its private or blocked. Call them back! Open House anyone? Try to do an open house for 3 hours on a Saturday or Sunday. You can advertise this in your local paper. Have a yard sale...this will bring attention to your home.

•3.       You are going to love the paperwork! Well, not really, HIRE an attorney, they cost anywhere from as low as $500 - $2000. It is important to protect yourself.

•4.       Seller needs to get the CO and Township approvals.
