Safely walking the roof.

 Being afraid of heights, I never enjoy the roof part of the inspection but I know if walking the roof is "safe" it's the only way to get a good look. The following photos were taken on the upper level of a two story home showing three defects not easily spotted from the ground.

 

Nail lifting vent pipe flashing.

Shigles at ridge.

Deteriorated rubber boot/flashing.

Common Vince, it would only take a a can or two of mastic to REALLY fix the flashing. They could also fix the chimney crown, the leaking gutter, loose vinyl trim, the leak around the toilet....the list goes on and one with what you can do with mastic. 

You are just too harsh on these do it your-selfers. :)

Hi Vince, great find on the roof. I look up the properties online with Google earth before I go and inspect them this help me a lot some times. I am also afraid of heights, getting on or off the roof is the most dangerous when the ladder can kick out on you.

Vince, all roofs tend to look their best from the ground.  Whenever possible and safe, I make it a point to climb the roof and inspect firsthand.  Good observations!

I always try to remind myself, "I can do it right 1000's of times, it only takes one mistake to......"

Remember safety first.

If that fails send the broker up first ;)

Perhaps "not easily" detected from the ground, but since I don't walk on roofs, I have all sorts of tricks to detect such defects.

Hi Vince,

I walk roofs when I can, but when I get to the top of the ladder and have the slightest second thought, I'm coming back down. Twice I've had those little voices tell me not do something at an inspection which of course I proceeded to do only to get injured pretty bad.
