You Are Going On A 20 Million Dollar Listing Presentation! Updated! *CONTEST*


Do you work in the luxury home market? Do you want to work in the luxury home market?

Here is the chance spruce up your skills and create a listing presentation for a luxury property.

  • Create a listing presentation for a residential property lisitng of 20 million dollars.
  • Post it on your blog with the tag: 20 million dollar listing Contest.
  • Come back to this post and add your link to your blog post in the comment section below.
  • The contest will run from Monday November 24 through  next Monday December 1st at 6 p.m.

 

  • UPDATED: If you do not want to share your luxury listing presentation online you may contact me and I will give you the direct email to send it to us.


Contest winners will receive the following points:

1st place: 3000 points
2nd place: 2000 points
3rd place: 1000 points


And if we choose to incorporate your listing presentation  into ours and we win the listing you will get 10,000 points!

Even if you don't win the contest you will have a luxury home listing presentation all ready to go when you get that million dollar listing appointment.
Remember, you must visualize and be prepared for your dreams to come true. Before you can receive you must believe and what better way than to start off the New Year all ready to break into your luxury home market.

We focus on a couple of niches; one of them is the luxury home market including Equestrian estates here in Wellington and Palm Beach county Florida.
While we do list residential properties at 1 million to 2 million; we started to aim higher for properties over 10 million.
It was our goal this year to break the 10 million residential listing price point and here we are at the end of the year with a listing appointment for an equestrian property valued between 17 million to 20 million. Nestor has put together land assemblages with higher price points but that was in land development and were not 'listings' put in the MLS; instead we had commission agreements.

Now for the set up and the competition for this price point and area:


This is a 'who you know' town and there will be two other agents that are going to be interviewed.
Each of these agents will base their presentation on their SOI. 
Neither of these agents have a web presence although they will say they have a website and will put the listing on Realtor.com.
They will do some high end print advertising and focus on Equestrian magazines.
They don't Twitter, don't do Social Web 2.0 in any form.
And the seller does not Twitter and all that either.
This is NOT Silicon Valley so keep that in mind. Don't assume everyone thinks like you and knows what you know.

Rita- a part of the property was listed before and it was an expired listing package that we sent out that caused the seller to call us. That is when we were told that another portion of the property will be the part selling, a lot of acres and a huge home, guest home, etc. I can not go into all the details at this very moment in case the competition is reading. :)

Valerie- I know what you mean, it is all about the personality and relationship skills- what it all boils down to. I am sure you give a dynamite presentation. Mine is filled with lots of questions, as long as I am asking the questions, I am in control and the seller feels that I care. No one cares how much you know until they know how much you care.

Okay, I don't have 20 Million dollar listings in my market, but I'm going to suggest the price tag and perceived value is all relevant to the locality and area market. Therefore my 5 million dollar equstrian estate may require the same presentation as your 20 million. Intriguing, If I can fit this in my schedule I may very well play.

Besides as we move towards the Luxury Market ourselves, this will be an incredible opportunity to practice, I wont let the $20M figure distract me, we'll put our best foot forward and think outside the box! Better than winning points, we see this as a challenge and not a contest simply for the learning experience.

Bryant- We have been using our expired marketing letter to get into the door of this market. The seller loves our brochure. He kept it for a while before he called us. The seller took Nestor on a tour of the property, took some quick snapshots to give me an idea on what photos to take. We are going back to show our marketing plan.

Jason and Amber- I don't think it has to take hours. Ours we have developed over time and it is a constant work in progress and things in the market change, we change our presentation to reflect that. But my biggest quest in this is to brainstorm what the best approach is for anyone to overcome the good ol' boy thinking. We speak from our heart and listen and ask a lot of questions.

Katerina - I am modifying a version that we use for this great exercise/contest. We don't deal much with equestrian properties. I have to agree with you though that so much of this is your gut and listening and hearing and responding. And it depends on if you have had (as you have) discussions or meeting with the seller before the actual marketing presentation. Just out of curiosity do you both go to the listing presentation? ~Rita

Rita- Thanks for participating. Sometimes we both go and sometimes we don't.

On our luxury home listings:

If they are absentee owners it is all done over the phone and email.

If it is under 2 million, Nestor will usually go first and then I come back to take the photos. If it is over 2 million we both go. If it is a situation where there is a married couple and we both need to connect with one of them, if Nestor needs my small voice, then I will go too.I guess, the best answer is, it all depends. Again going with gut feelings.

We used to go all the time together on every single listing. But since I have been blogging all those listings and getting those sellers their google juice and building my coaching business and homeschooling our 6 year old, I had to make some choices.

Katerina - I guess Fred is the only one who has linked back to you - found this blog again through him. Very compelling and great challenge! If time permits, I'll email you and look forward to your blog about developing a luxury home presentation.... :) We have million plus properties - our most expensive are on the ocean and at this point we are not marketing there. When you break into luxury price points, it is definitely who you know - these people work in their social circles mostly.

Sharon- But you can break through and in. The ones that are sick of their society pals not doing anything to sell their homes, look elsewhere. This man called us from our expired mailing. He opened the door. I used to think the same way as you are right now, but now I see there is a huge unfilled need and a great opportunity. Since we have sold homes and have listings over 1 million, it is not that much more than to do 2 million, and then 3 and on upward.
