THE LATEST MARKET NEWS:
The number of closed sales is continuing to climb and the best deals are continuing the trend of disappearing at an ever increasingly faster pace (particularly newer homes).  The percent of sold to active listings has nearly doubled in the past 18 weeks (as of Novl 8th, 2008).  A 62.3% increase to be exact.  The median sales prices have also risen by $20,000 since the prior month.  So if your waiting for the bottom of the market, take note--there is still plenty to choose from, but prices in certain market segments are on the rise, the number of competing buyers is increasing, and these best deals are disappearing faster and faster.  Ideally you would have already made a purchase--but there's still opportunities that present if you can move quickly on them.

Cash-Flow properties: Single family homes can finally cash-flow again in this area!  Cape Coral and Lehigh Acres have a good number of choices below $140,000.

Listingbook: The best search engine tool in this area is now available via this site for free.  Click on the Listingbook link on the left.  This is a sophisticated system that is tied directly to our Realtor listing database and allows you the greatest search parameters and even lets you research sold property data.  It also lets you know right away when a new listing matching your criteria hits the market.  This system is not available to the general public so take advantage of this free offer.

Homes being sold under replacement value remain the best opportunity on the market today.  These homes cannot be rebuilt again this cheap, so they represent a very safe long-term investment.

On the foreclosure deals: the best deals are those needing a little work.  There's less competition for these and higher profit percentages, especially if you can do some of the work yourself.

Waterfront opportunities abound too.  Because of the high desirability of waterfront, now is a very good time to take advantage.  These can make for ideal vacation homes or seasonal rental properties.  Expect to pay $300,000 on up for most any single family homes, slightly less for old homes.

Properties on the islands (Sanibel, Fort Myers Beach) offer the best locations possible, and in a slow market, that should always be considered.  Expect to pay $350k+ on Ft Myers Beach or $500k+ on Sanibel for most any property.  The beaches are always the most sought after destination, so don't expect it to get any cheaper than this!  (I'm a beach resident myself so feel free to ask questions)

Foreigners, you have the double advantage right now of excellent exchange rates due to the weak U.S. dollar AND our current buyer's market (which is bottoming out in certain market segments such as new construction, beach properties and waterfront homes).  The characteristics of this area haven't changed, so you know it will remain desirable, and it's just a matter of time before prices head back up.  You more than anyone else can take advantage!
