Zippys use DataQuick stats to measure relative neighborhood housing strength by weighing pricing and sales momentum plus foreclosure frequency in Orange County’s 83 ZIP codes. Villa Park, which ranked 2nd out of 83 O.C. ZIPs for the second quarter, was a top-tier performer in all three key categories tracked by the Zippys — pricing momentum (21st); sales momentum (32nd) and foreclosures density (2nd.) Villa Park — a small, tight-knit community — has long been considered one of the most desirable addresses in the county.

Just behind Villa Park is another small, popular community: Seal Beach 90740. Ranked 17th in the second quarter, Seal Beach rose smartly largely due to a 2nd-place ranking for relatively low foreclosure activity.  The second quarter’s champ — Newport Beach 92662 — ranked third.

Not all of the top 25 ZIPs in the Zippys rankings (actually it was 26 because of a three-way tie for 24th)  were high-brow towns: Laguna Woods came in 11th and Garden Grove 92845 was 17th.

As a group, the top 25 ZIPs for the third quarter (well, actually, 26) …

Had a median selling price of $642,500 vs. $478,125 for the middle slice of the county’s ZIPs.

Pricing was -14% in a year for the Top 26 Zippys vs. -23% for the middle of the pack.

Top’s sales growth was notably slow: up 10% vs. up 35% for the middle.

Top’s foreclosure pace for the Top 25 ZIPs was 2.25 homes per thousand vs. 5.34 for the middle.
