I am a Certified Distressed Property Expert, and I get calls almost everyday by homeowners that are facing foreclosure.  It is a privilege and an honor to be able to assist these families in avoiding foreclosure.  On an average, we are able to help 9 out of 10 people avoid foreclosure by successfully negotiating a short sale between the sellers, buyers and lenders.  As a CDPE, I am successfully closing 90% of my listed short sales and that is mainly because the knowledge and continuing education I commit to completing on a monthly bases.  As an advanced CDPE I attend three classes per month, which keep me informed and up-to-date with new laws and real estate trends and updates.  

There is something I have learned that I felt necessary to share with you.  I have had many sellers ask me if I can place their property on the market as a short sale and in the interim help them purchase another home, prior to the sale of their existing home.  That my friends is FRAUD! 

They have been instances when there are two people on title and only one on the mortgage (spouses for instance), and sellers wanted to know if they could purchase in the other person's name (the spouse not currently on the mortgage), that too is FRAUD, my friends. 

I suggest that before you make any decisions to purchase another home, you speak with a real estate attorney.
