I Haven't Sold a House All Year!!!

These were the words out of the mouth of an agent I "work" with.  She said this when she stopped by our office on her 20 minute lunch from her "real" job.  Getting the picture?  She has her real estate license and lists/sells homes in her spare time.  I wouldn't even want to say part time, because that would mean she devotes some time out of her day to prospect, follow up, show homes, etc.  This doesn't happen. 

Last month she took one day of floor time and you can bet that was all she did in the line of real estate related work.  And she wonders why she hasn't sold a house all year?  Well, I'd love to tell her but since I work in real estate "full time + some" I really don't have the time to spare!  She got her license during the boom time in our area and thought it would be easy money...I think she is now learning otherwise.  Anyone can sell houses during the hay days right?  But now that her cost of doing business (of course I just mean her dues since she doesn't advertise) is outpacing her commission, she is considering leaving the business.  What do I say to that...."Goodbye and don't let the door hit you in the bootie on the way out the door!"  "Can I carry anything to your car for you?"  "If you want to work part time and make some easy money I saw that the local McDonalds was hiring."

Of course I didn't say any of these things and why would I they would fall on deaf ears at this point.  If she hasn't realized yet this is a full time professional career I am not sure when she will.  I just wonder when she is ready to list her house (her largest investment) will she call Nancy who works as a 5th grade teacher all day and "does" real estate on the weekend?  I think not!!!

Sonya,  I couldn't say it better.  I too am a full time realtor and take it very seriously..I would comment more but would probably say something that I might regret later.

Kathy, I agree with you...I could of/wanted to say a bit more but its just because you and I are passionate about our profession and think it should be full of professional!  You to have a great Thanksgiving!

Sonya, one thing this down time will do is to shake out the dead wood.  It is so FRUSTRATING doing a transaction with an agent like that.  When you are done you feel like you have done both sides but are only being paid on one.

galdwin may be a slow market, but everywhere homes are selling one at a time. it just takes putting in the hours. the one upside i see in MI's current slow market is that the number of part-time agents are dropping substantially. my listing inventory is growing and so are the buyers. as we continue out of this, those of us putting in the hours and making good contacts, should have a very strong period follwing. keep up the good work and happy Thanksgiving!

Marchel, I agree totally!  And I am glad to see some of the "deadwood" leave the business!

Mark, Gladwin really isn't what I would call a "slow market".  It is very REO driven right now and since home values have declined by as much as 25-30% it take more sales to make the same amount of income as last year.  They are fewer buyers as well since the lending criteria has changed.  But, for any profesional there are clients who are in need of a Realtor.

Yes a good point, the part time issue is a big one, I have never let go of a small 15 hr to 20 hr consulting business which is very lucrative. I have the guts to admit it. However I work a minimum of 50 hours per week in Real Estate. I average 12- 15 transactions per year. One point that may be missing is how many full time Realtors are stay at home moms but claim there full timers. Once around a water cooler i discovered many Realtors managed Buildings, had investments and had excellent business back ground. I am amazed how some " FULL TIME" Realtors only know Real Estate but dont understand there clients because they just dont have a solid business background.

Back to the water cooler at the training course I had to pull teeth but I discovered 9 out of 12 realtor's actually had other businesses !!  I am closing my consulting down shortly in a tough real estate market because I believe the opportunitys will be now.  I do agree with you but I feel there are exceptions to the rule.. an excellent post and I am surprised there are not more comments.

Carl, I loved reading your point and you are not who I am speaking of.  You obviously dedicate yourself to your career and do your consulting business as a side job.  I am guessing you do the consulting work to share your passion for your career.  I too complete BPO's for banks and list REO to supplement my income, but this is all real estate related and makes me better at my job of listing/selling homes an working with buyers/sellers.  Of course their are exceptions to every rule...I agree with you!  Thank you for saying it is an excellent post...as a relatively newbie I was thrilled to read that!

Sonya,

You know, as the President of our Association and constantly trying to make ends meet these days. the words that no one wants to hear always have to be stated eventually.  Raise the dues to cover the cost.  The bottom line is if we had dues high enough that it was not so easy for someone to hold a license in their pocket just in case they wanted to use it or for a part time job, we would not have either problem.  We would have a more professional organization and fewer money problems.  What a thought.

Eileen, these kind of agents seem to be putting their licenses aside in increasing numbers lately.  I imagine the trend will continue...but without changes to the licensing requirements in Michigan the part timers will be back in full force when the market recovers.

Derenda, I serve on our Board of Directors and the conversation about raising dues to make ends meet is no longer a conversation...it has become a reality.  The down side of losing "part timers" is the loss of their dues revenue, but if the full time professionals have to pay $50-75 per year more to work with other professionals I don't see an issue with that.  Thanks for your comment!
