I just finished staging this house. They are a young couple with one small daughter. I really wanted to repaint the wall and update lightfixture, but owner was in tight budget. I bought 8 accent pillows, 2 square wicker tables, wall-art. I bought them from Target, Pior1Import, and World Market. I spend $230 for shopping. ($100 pillows, $50x2 tables, $25 art) I used homeowners belongings as much as possible. I rent my immitation palm tree and some of the accent decorations to homeowners.

Misako, LOVE the wicker tables... hopefully they are not from World Market, I have not heard of one in my area.  Can you share?

I am still figuring out about pricing since Home Staging is not popular business YET in Atlanta. I am charging now $250 for first room and $100 for additional room. I would do easy declutter for free. I take before and after pictures for them to put on the MLS listing. Homeowners will give us budget how much they would like to spend for "Materials". This homeowner spend around $350 for materials for living room, Master bathroom, kitchen(I did kitchen declutter for free for her). I spend 2-3 hours to finish this transformation for 3 rooms, excluding time to spend for free consultation, shopping).

I have another package $350 for first room and $200 for additional room. It is included design, painting and basic carpentry jobs(exchange light-fixture, faucet, upholstery, install drapery...and so on). I charged only $100 more for labor. If I hire contractors separately, I have to pay them around$100 for paint, $50 for changing light-fixture and so on. I just put them in one package for one bill.

I am still not sure if I am charging too high or too low... What do you think??

   I dont' know about you, but in when I first was getting started I was low balling jobs so that I could get great before and after pictures to build my portfolio.  But, I was definately undercharging.  I have a few package prices for either a half day or full day staging but most homes get a custom pricing plan based on what they need.  The only thing I do for free is the initial consultation.  Just remember that as you get busy you are not going to have time to do things for free.  Also, if you are working with realtors and they get used to your low prices, it is harder when you need to adjust them. Just don't sell yourself short, homeowners will pay for quality.  The pictures look great!

Hi, Erica! You think my pricing is still too low...? ummm... I was scared to charge too much and get less jobs. I am still building my portofolio right now. I would like to have more before and after pictures for example.
