My new favorite part of REO has got to be "RA," or re-assignment. I have recently gotten a couple files re-assigned to me. One was with the other agent for over 400 days and the other was 120+/- days. I got lucky since I had done BPO's inside both these complexes and knew the HOA's pretty well. I got the listing put it on the market and put together a competative BPO to help illustrate why the property sat on the market for so long and why they are in luck that they re-assigned it to me!! (wink wink) The first one I sold pretty fast and at market value to an agent I knew that was looking inside the HOA that hadnt had any luck getting her buyers hands on a REO within the HOA. The second one got a price reduction from my BPO and sold the following week. It was that easy!! No property preservation, no bids on work, no money out except for utilities and no squatters!! I love RA!!

they can ve the best but they go both ways, many reo's in my area move between agents i lost 3 last week and gained 5, many reo's come out over priced and the agent gets the benefit of a huge price drop.
