Looking at the Condo

First of all, assess the physical structure of the building. Determine the total number of stories. If the structure is too high, there should be adequate support and foundation as well. Check the walls if these appear flat and stable. Check the floors if these feel solid. The ceilings should be clean and sleek, with no signs of watermarks or leaks. Also observe other basic items such as the doors and windows. Miami Beach condos should always boast of the great view through a large frame window.

Assess water control of the structure from the outside first. Is there adequate slope that drives water away from the base of the building? Are there drainage pipes, downspouts, gutters and canals that keep water out of the house? Check the basement of the building and watch for signs of water damage on the floor and walls. The roof should always be in good shape. Also watch the proximity of the condo from the sea and look or ask for details how the structure manages to overcome possible floods, storms, etc.

If the condo is quite expensive for your taste, it should sufficiently be compensated by the presence of other special features that other structures may not have. Workmanship and details usually equate to more cost so check for signs of workmanship and quality design such as tiles, paint, moldings, hardware, light fixtures, quality sinks, toilets and showers and other furniture and artwork. Condos in Miami are generally aesthetic and weather-resistant because of the warm climate and proximity to the ocean.

Assess the electrical system and determine of the locations and number of receptacles can sufficiently provide for the house. The main circuit breaker should be marked at least 100 amps. Observe the plumbing and water heater or electric gas. Air-conditioning might be one of your needs so determine if the place already has one or you need to buy. Insulation is equally important to manage both heat and cold. Make sure that your place has adequate ventilation to keep you comfortable during extra hot months.
