Notice a slight dip in price per square foot from 2007 to 2008, yet still higher that 2006 and over all a solid upward trend.

Very interesting. I guess the price per square foot has gone down and price has come up reflects larger units selling there.

That is exactly what has happened Jonathan. It is a smaller community, just over 100 units, so each sale has a greater impct on the overall picture. But I plan to do this for other neighborhoods and would be surprised if the trends aren't similar.
