What a great arena Active Rain is.  I truly do appreciate the quick response from all of you.  I guess what I will do is lay all my cards on the table, tell my buyers exactly what the situation is and let them make the decision as to whether they want to pursue this or not, even if it means disappointing them.  Part of me says that with the previous experience I had with these sellers, they don't really want to sell their house anyway.  Wish me luck.  I'm jumping in on both feet with this one.
