Here are some before and after photographs of a small 1500 sq ft house that we rehabed early this year. The house set on a very beautiful ten acre tract of land with great views of the hills and the valley below.  The land at the time of purchase was worth more than the house.  We completely removed everything in the house except the drywall and doors.  Replaced all windows, roof,of course new paint outside and inside. All new appliances, floor covering and carpet and new cabinets.  This was a very worthwhile project on this house and we were able to sell it to the first prospect within one week.

Jack, It was good to hear from you. Just adding that front porch over the steps made a real difference to the front elevation look.  The house turned out very well.

Chris, Yes this is the type of property that can produce a very good return.  I hope i can find another one soon.

 

Carl & Ceil,  There was a lot of the grease spent on this job.  One of the real changes was taking out a very small fiberglass shower in the master bath and doing tile to make it a 3x6 feet walk in.

Great job! Have you considered staging the property? I think a warmer neutral paint in the Kitchen would help integrate the rich wood tones into the room.

Hello Kimo,  Thanks for the comments. The paint in the kitchen was a real warm beige except the ceiling was white.  When listed for sale it only lasted three days on the market. I liked doing this house and would like to find more like it

Kelly, Thanks for stopping by and for your comments.  Our area is a little slow here at this time but we have not seen much of a reduction in prices.  It is hard to find properties here to rehab but I do like to do this type of remodel.
