In Phoenix , Scottsdale, Fountain Hills, Peoria and the rest of Arizona home values have declined sharply over the last 3 year.

Unfortunately, property taxes in the majority of Phoenix area cites have gone up as Maricopa County Tax assessors measured property values based upon the previous years in which home prices have gone up.

It is not unheard of for Maricopa County Tax Assessors to review certain areChallenge your Phoenix property taxes and save moneyas or make a blanket review of real estate values during declining markets.

However, if you live in Phoenix, Scottsdale or Paradise Valley or any of the cities that make up greater Phoenix don't wait for the proverbial ‘phone to ring'.

Property taxes are determined by the home's assessed value multiplied by a local tax rate.

If you bought a home and real estate values have dropped from the time you purchased your house this may be the time to challenge the Maricopa County Arizona Tax Assessor and seek a reduction.

According to the National Taxpayers Union "just just 10 percent of homeowners nationwide protest their property assessments, but many more could benefit from a challenge.

"It depends on the jurisdiction, but there are accounts of properties being 30 to 60 percent over-assessed," says spokesperson Pete Sepp.

An estimated 30 to 50 percent of appeals are successful, says Sepp. "People shouldn't be intimidated by the appeals process - it's like traffic court. Think about it as if you're protesting a parking ticket," he says.

For many, if your home has dropped $50,000 in value then it is a little victory to save $50/month.

If your are ready to challenge your property taxes go to the Maricopa County Tax Assesor department web site and fill out an online AZ Residential Tax Appeal Form.

You can also file tax appeals for Arizona commercial real estate and raw land in Arizona.

the cutoff for 2008 is already gone and passed but you can start the process to make your claim for 2009. It works !

Good point. Make sure you prepare now for 2009. Also, there are a lot of succes stories out there about lowering property taxes

This is a legitimate tool in many locations. I know when I lived in south Florida, they would only sample 1-5 homes in a huge development and base taxes off that and sale price. In some counties around the country retirees can get the portion that goes to support public schools removed from their liability as well. It might be an effort, but saving money is saving money.
