Working Foreclosure and Short Sales in the Springfield real estate market.

The Springfield real estate market remains stable in our area, however, those once easy to close sales have now become more difficult. 

Short sales and bank foreclosures are usually the first listing to be shown now, leaving the owner occupied homes overlooked.  Unless they are priced to be competative with the short sales and foreclosures, they tend to remain on the market longer.  

Earlier this year I completed a class through RE/MAX on "Foreclosures, Short Sales and REO's."  Nancy Freeman was awesome!

Armed with all this new information, I closed a short sale last week that was blessed with a first and second.  Having brought the buyer to my own listing, both buyer and seller remained much more patient and within 6 weeks, we closed.  Phew!!!!!!  The time spent on the phone with the banks is exhausting.  But I can tell you every representative of each bank was courteous, friendly and patient.  All my questions were quickly answered.  Every problem was confronted.

Would I do this again? Absolutely!  I currently have six other short sales working.  Learning to work with each bank is like learning a new dance daily.  It's well worth the time to hear the relief in the seller's voices when I let them know the bank has approved the short sale.

Six weeks!!! I usually don;t get a response from the seller's bank for at least two months.  It took the bank 5 months to respond to my last offer on a short sale.  Our market adjusted so much in that time, my buyer decided not to continue with that purchase and moved on to another property.

Steve, the class I took was through RE/MAX Mainstreet.  I am having problems with Countrywide...they are delaying everything!  I still have not been assigned a negotiator with them on 3 other short sales.

Steve - I bought the tapes from RE/MAX direct.  I did see Dave Liniger talking about Nancy Freeman on his blog.  Not sure if it is on RSN.  I had the realtors in my office sit through the training too.  No reason why we should loose a sale.  I do know the buyers start getting restless when they don't have an answer from the banks.

It was not an easy close, and I can't tell you how many hours was spent on the phone.  With the help of the class that Nancy Freeman taught, I had all my documentation in order.  Really made the banks job easier.  I'm almost ready to close another.  Thanks for stopping and commenting.

Just got one closed with Countrywide that took 8 months almost to the day to get closed. Tough way to make a living. Tough way for first time home buyers to get their feet wet buying a home.

Steven, I hate to hear that!  I'm working 4 homes with Countrywide right now.  There's got to be a better way to get them to close faster.

Hi Kay,

   Great job turning around the short sale in such a quick timeframe. Countrywide is one of the slower banks that I have been working with. What bank did you have your six week success with? HB Beneficial was very responsive on my last transaction with them. Keep up the good work.

Hi Kay,

     I just posted a blog about this topic. The house was originally listed for $955,000 in 2006. They could not successfully negotiate a short sale, now I am listing the property for the bank that received possession from the Sheriff of Bergen County. I am representing the bank and the property is being listed for $537,900. These folks could have used your help two years ago.
