Although there are fewer buyers actively looking for new homes between Thanksgiving and Christmas each year, it's important to remember that the key word here is fewer.  That doesn't mean that no one is looking!  In fact, buyers who are searching for a home during the traditional "slow" time are typically very motivated.  If they are involved in a relocation to the West Bank, you can bet that the holiday season doesn't put their home search on the back burner. 

You have a wonderful opportunity to show your home at its sparkling best when decorated for the season...provided you follow a few tips:

Home selling during the holidays Subtle decorations are the most welcoming

I know that you are proud of your collection of inflatable lawn decorations that took you years to amass.  But making your front yard look like the display area of the local discount store is not the way to entice buyers to the front door.  Santa, the reindeer, the elves and Frosty will all understand the extra year in storage, I promise.

Don't let your tree(s) take over the room(s)

I'll be the first to admit that I used to be a snob about my Christmas tree, so I bought two of them every year.  One for me, with all of my lovely, coordinated ornaments and other decorations.  And one for the kids, for all of that tacky junk they insist on hanging on the tree and then smothering in tinsel.  As the kids have grown, we've reached a compromise with one tree, but tinsel is still not allowed.  When decorating your tree, keep in mind that less is more.  Neatly stacked presents with matching bows might seem over the top to you, but will make a really good impression on a buyer!

Fresh seasonal flowers or plants make a space more inviting

Poinsettias, fresh garlands and pine cones - all of these things give just the right touch.  That blinking wreath that plays O Christmas Tree when anyone approaches the front door does not.

Scents of the season

The aroma of the holidays can fill your house with just a little cider warming on the stove.  Trust me, buyers prefer the smell of cinnamon to that of the cat box (which should be discreetly tucked away in a spot that the cat knows about).

Sounds of the season

Soft, seasonal background music can set the stage for a showing.  Please remove Grandma and the drunken reindeer from the CD player immediately.

LightingHome Selling Don'ts for the holidays

I saved this for last because it's where most faux pas occur.  Neatly hung lights along the house are attractive and festive.  But, just as the inflatables have to spend another year in storage, so does the giant blinking star for the roof.  Those crazy blinking lights that spell out Merry Christmas to the satellites?  Out.  I'll even go out on a limb here and say that I'm pretty sure that the astronauts are not looking for their next home from space.

Lisa, yeah, I used to have the 2 trees too -- one for the kids and one for me!  Now, I'm down to one and purchase a SLIM tree -- doesn't take as much space in the room.  A huge tree takes a lot of space -- makes the room feel smaller than it actually is.  I prefer that my clients not put their presents out until maybe Christmas Eve.

Selling your home during the holidays does not have to be a challenge.  Most people decorate for Christmas and buyers love to see nicely decorated homes.  You have the advantage of setting a mood and if you do it right it could mean being in your new home or having your home sold before 2009. 

I say use some of the Christmas spirit and sell your home.  Stage your home for the holidays.

Lisa, That is a great list! My favorite was moving the cat box, and informing the cats of the new location, lol.  These are all MUCH needed tips during the holiday season. I showed a house today that had every inflatable WalMart has ever sold.  Looked like a junk yard, because it was broad day light and of course they were not inflated, laying flat on the yard.  YUCK!  I'm sure it would have had good curb appeal without all of their CRAP in the yard.  My buyer couldn't see past it.

Great tip to have all the presents wrapped in matching paper and bows. That does make a difference.  I'm a 3 tree gal. Like you, I have the family tree, the "pretty tree" and a 4 footer in the foyer, just because I can!  Thank goodness my kids outgrew tinsel :)  Each year I kill myself getting matching paper for all the kids, then ribbon to make bows for EACH paper.  Then, I stack several on top of each other and make a big pretty bow and put a x-mas stuffed animal on top of each kids stack. Too cute.  I'm a Christmas snob also and proud of it!

Lisa I use to have 3 trees.  One 10ft in my foyer, 1 in the family room and a small tree in my sons bedroom.  My son in now 14 and still loves his little tree lite in his room.  Now I am a two tree person.  But if you want to count the trees outside well then I have a few more.  Have a wonderful holiday season!

And by that same token, people that want to list now want to sell now.

I love to list and sell during the holidays! Through the years, when I've had sellers contemplate either taking their homes off for the holidays or wait until after January 1, I sit and really visit with them about it. December has always been one of my best months for sales. I always retake my pictures once the snow falls and trade my pictures out (I do, of course ,have warmer weather pics available to view too).

Congratulations on a well deserved feature. These are terrific suggestions to keep in mind for showing homes during this time when there may be fewer buyers, but they are more serious adn there is often less competition.The other reason to low key it as much as possible is that not everyone celebrats Christmas and it may be more difficult to overlook. We still have to watch out for the clutter of the holidays too.

Great reminders Lisa.  Less is more and some homes do show so beautiful and inviting this season.  My team works hard in the holiday season, because most agents take off and the buyers that are out there are serious.  Of the leads we get now, if they don't buy before 09, many will close in first few months of next year.

Great list! I encourage my sellers to overseed their yards with winter rye grass to green up the yard during the holidays and winter months. It grows quickly and looks great even though you do have to mow it. It really sets the house apart from others on the street.

Hey Lisa!  What's wrong with Grandma Got Run Over by a Reindeer?!  One thing that I wanted to point out--a few years ago I was touring a home during the holidays with a buyer and as we walked through the home the female was VERY quiet.  When we wound back up to the foyer, she said to her husband, "Well, this is the home!  If they maintain their home like they do their decorations, this is a slam dunk!"  Under the tree were color coordinated presents, beautifully wrapped, with matching bows!  She just kept saying that the Sellers MUST take good care of their home because of how meticulous they were about their presents!  SOLD!

Great posting- I would add that there is an advantage to keeping it subtle.  In my market, a suburb North of Boston, MA. we have a significant number of non Christian buyers- probably 1 in 3 right now.   The home is much more attractive to them when decorating is not over the top.
