In November of 2008 there were 5 homes that closed within the month for Ashland MA. This is an decrease of 10 units as there were 15 homes that closed in November of 2007.

The Average list price for the homes that closed in Ashland for November of 2007 was $428,802

The Average list price for the homes that closed in Ashland for November of 2008 was $456,740

The Average sale price for the homes that closed in Ashland for November of 2007 was $417,110

The Average sale price for the homes that closed in Ashland for November of 2008 was $450,980

The Average Market time for the homes that closed in Ashland in November of 2007 was 109 days.

The Average Market time for the homes that closed in Ashland November of 2008 was 210 days.

 

9 homes went under agreement in Ashland Massachusetts in the month of November. The average list price of the homes that went under agreement was $335,806. The average time on the market for these Ashland homes were 60 days.

The average days on the market for the homes that have closed year to date have gone down in Ashland which is not typical of most Metrowest towns. Ashland sales volume is not down that much either.

These statistics are contrary to many of the towns in Metrowest MA. Ashland has not taken as drastic a hit as some of the surrounding towns.

Debbie - The time on market doubling was just for the homes that closed in November. This can be misleading because in one month you are just looking at a small picture of the market. If you look at the year to date statistics for Ashland you will see that the average days on market is down 6 days from last year at 113 days.
