In November of 2008 there were 12 homes that closed within the month for Milford Massachusetts. This is an increase of 3 units as there were 9 homes that closed in November of 2007.

The Average list price for the homes that closed in Milford for November of 2007 was $310,500

The Average list price for the homes that closed in Milford for November of 2008 was $266,050

The Average sale price for the homes that closed in Milford for November of 2007 was $295,494

The Average sale price for the homes that closed in Milford for November of 2008 was $256,234

The Average Market time for the homes that closed in Milford in November of 2007 was 117 days.

The Average Market time for the homes that closed in Milford November of 2008 was 116 days.

 

6 homes went under agreement in Milford MA in the month of November. The average list price of the homes that went under agreement was $275,583 The average time on the market for these Milford homes were 120 days.

In Milford MA for the period of January to November of 2007 there were 121 properties sold.

In Milford MA for the period of January to November 2008 there were 186 properties sold.

In Milford MA for the period of January to November in 2007 the average list price was $348,172 the average sale price was $3338,048 and the average market time was 137 days.

In Milford MA for the period of January to November in 2008 the average list price was $291,328 the average sale price was $279,533 and the average time on the market was 158 days.

In comparing year over year longer term data for Milford Massachusetts, it appears that there is still a downward trend in the average sale price for homes, as well as an increase in the days on the market for the same period in Milford MA. There was however, a substantial increase in the number of properties sold in the January to November time frame in Milford MA year over year! Milford is one of the few towns in the area that has had substantially more homes sold in 2008. This is due in part to prices dropping rapidly along with a good stock of affordable homes.

These statistics are similar to many of the towns in Metrowest Massachusetts and represent the on going weakness in the market as compared to previous years.

Jeff - Milford is one of the few towns in the area where there are more sales year to date than last year. This is because the town has a large stock of affordable homes that have dropped by a substantial amount. It is a great town for a 1st time buyer.

Donna the most interesting thing about what has occured in Milford is the large increase in transactions to date as compared to last year. There are lots of entry level homes in Milford that have come down substantially in price which has had a dramatic impact on the sales volume. Milford is one of the few towns in the area that has more sales year to date than 2007.

Hi Bill, I really like your reports and the trend for Milford is one of the more positive stories out there, considewreing how much values had already dropped but showing a stong market demand. I had a question about market reports. Presuming you get consumers to utilize this most helpful market perspective, do think there is a way to get consumers to acknowledge this in some interactive way?
